I like it and it’s a sensible split-level application *thumbs up*

WC issue .. I wouldn’t separate an anteroom there, but choose a very soundproof door instead, and not make the WC any bigger.

Parents' bathroom, I would plan that as soon as possible .. nice large shower and then determine the exact window position. Also question whether the bathroom window really needs to be floor-to-ceiling. (Guests in the garden and someone in the bathroom)

I find the window of the children's bathroom too wide ... a sensible bathroom furnishing should take place here first as well. Possibly then a very narrow floor-to-ceiling window there. Because here, too, I find a shower of at least 90x90 sensible.

Thought about sauna on the roof terrace, then maybe provide a shower facility up there, possibly also as an outdoor shower.

... the dressing room is 217 cm deep, at the top of the plan there are 66 cm deep cabinets, at the bottom of the plan 46 cm deep cabinets (each including sliding doors) .. still leaving a walkway width of 105 cm.

Yes, we like the house type, very much indeed!

The wardrobe is currently planned to the left of the door to the utility room, there is space for a 2.40 meter wide closet, the door to the storage room under the stairs on the right side is also far enough away. At the same time, there would also be the option to install a glass partition between the two windows on the north side to create a windbreak, but that is only optional.

The situation in the dressing room foresees a 4m closet wall, next to it on the left under the window there is still space for a 2m chest of drawers. In the wider area north of the bathroom, there is also room for a mirror and a chair. As correctly pointed out by , there would also be space behind the door at the bottom of the plan for cabinets that are not so deep. Attached is a picture of how we imagine it.

We are still quite uncertain about the master bathroom, my wife would like a special solution there, I would simply arrange the items one after the other on the walls to the left and right. The window in the bathroom would be a kind of skylight, which is not yet fixed. The door to the south terrace is to be made with frosted glass, which will also solve the privacy issue.

Attached are two examples of how we roughly imagine it. In one of them, the door would be on the west wall. Everything is still not fully developed, this is now our most important task alongside the kitchen planning.

I chose the door to the master bathroom too small, but it will be a normal size, thank you! Yes, the issue with the airlock to the toilet is still causing me headaches, beans are gladly eaten, but that's not the problem. We definitely still need to work on that.

Yes, the roof terrace should have a water connection anyway, and it should also be structurally designed so that you could possibly put a whirlpool up there one day. So far, we had thought of the shower facility in the children's bathroom, since there is probably no space for an inner shower, but an outer one does not help much in winter... :|

The facade design including exact window dimensions is not yet fixed anyway. Thanks for the tip about the children's bathroom, we will also go over that.

This bathroom variant: would definitely appeal to me more. The shower will still need a door. I would have it hinged at the top of the plan and then open inward. But I would probably omit the window at the bottom of the plan. It’s not easy to clean with the tub in front of it anyway. And if it absolutely must be there, then with fixed glazing. In the basement, I wouldn’t plan a vestibule or something like that. Why make everything unnecessarily small.

Maximum is 410. At most 430. Architect's estimate:

- Non-public access: €8K

- House 770m³ gross volume at €326 each: €251K
- Double carport flat rate: €12K

- Controlled residential ventilation flat rate: €10K
- Sun protection flat rate: €7.5K
- Recessed lights: €2K

- Outdoor facilities €23K
- Kitchen €15K

- Additional construction costs including fees €40K

Totals just under €370K

Then we would still have a €40K buffer, if worst comes to worst, €60K.

Converted to €/m² of living space, the estimate is €1,880/m².

According to my internet research, that should be realistic, right?
