And what exactly do I need the energy consultant for again? I only need them to receive the subsidy; otherwise, I would build completely without an energy consultant. The KfW 40 certification costs about 6000€ in my case, with QNG we are over 10,000€. Additionally, you have to consider the additional costs in the house compared to the KfW 55 standard. The energy savings between the two standards are likely to be manageable.

It is the promotion of families. Then it should be clear as a requirement that there is a family to be supported. You may not know me here. But I come from the industry and supervise, among others, publicly listed housing companies on the topic of real estate financing. Therefore, I probably have a much deeper insight than almost everyone else here.

And additionally, the interest rates are being raised again. Possibly the funding pools are close to exhaustion.

Not THE funding. Some kind of funding from KfW. And also funding for sustainable properties from the state development banks. And also for the creation of the mandatory thermal protection certificate. KfW40 is not certified. It is just an energy standard. That’s true. No one is forcing you. KfW 300 funding also works without it (as does 297). Very expensive package concluded. Shame. Whereas KfW40 is now the standard among regular home providers/companies. KfW55 is a downgrade for which you basically get a price reduction. Professional real estate clients no longer build KfW55 at all, as these products are no longer marketable – investors no longer include such "poor" properties in their portfolios. That is also the trend among private customers. There are no longer major differences between 40 and 55 – neither in price nor in energy consumption.

No. We are miles away from that.
For the 300 program, there is a pot of €350 million. That is the interest subsidy, not the commitment volume. You can roughly calculate yourself how high the loan volume can be as a result. There is still room.

Then you should know better. Or rather, I formulated it incorrectly, people from the industry who know their stuff... and don’t just work there. No one will build or not build because of 20k or 30k. There I agree with you, one can also forgo the subsidy. Housing either gets built or not. Societally no problem.
