Kfw40, funding program 300 "low-income earners"

Why is that? - here actually (also on the level of lurkers) something is offered for every taste. EH40 and low-income earners is a calculation that can definitely work out, not least through the magic salt "funding program." Low-income earners and homeownership can go together if one is willing to accept a needs-oriented building standard, including the size "demands." However, EH40 - in times of a building energy law standard near EH55 - is still "avant-garde," so a goal that in my Juso days would have been called "eco-social"; thus one that low-income earners might well see as being in the responsibility of more "potent" groups. If you consider yourselves called to this, I am again surprised by the detached single-family house, because at least a semi-detached house would actually be more obvious. Furthermore, it seems to me ...

... even though the composition of the space is not entirely transparent to me, that with a current cold-warm rent delta of EUR 100 monthly a clear increase in per capita living space is being aimed at, thus rather not "we build the future of the planet on our self-restraint" (?); so I say: 110 sqm building energy law could be a bigger contribution than 140 sqm EH40 ...

I always find local general contractors good - however, Holzer can do EH40 better, while recommendable local general contractors are usually Steiners.

These are the costs we were quoted by the general contractor. The construction cost offer includes earthworks and the foundation slab as well as the soil survey, etc. So the only additional costs left were the electricity and water connections.

Something similar was claimed by my general contractor back then. In the end, there’s always something extra. Starting with the fact that besides electricity and water, you will surely want internet too (the BLS charges €2500 for that), continuing with gravel for the construction road, drying equipment, up to electricity consumption, which was significantly higher than anticipated. These are usually not the really big things, but little things add up to a lot of trouble.

I can’t find a budget for upgrades in your plan.

€10k for outdoor facilities is possible, but only if you work with inexpensive materials, do everything yourself, and the site cooperates. A retaining wall is not included in that budget. You should calculate that thoroughly, e.g. x sqm of paving stones at xx €/sqm (don’t forget delivery costs), y tons of gravel for the substructure at yy €/t, rental equipment, garden house, plants (which are extremely easy to underestimate!), and so on. And then another buffer for everything you forgot.

Cars are calculated way too cheaply. No budget for maintenance, repairs, or new acquisition.

Don’t forget a budget for all the small stuff that comes with moving from an apartment to a house. We aimed to manage with the existing furniture as much as possible, but you still need a few things. Plus garden tools, tools (especially if you’re doing outdoor work yourself),... all small stuff, but it also adds up to a lot of trouble.

KfW40 is often a zero-sum game when it comes to additional costs compared to interest savings.
