Shall I be honest? We build EH40 to get the subsidy. I will personally not ignite a discussion about politics or veganism in this thread. The "low-income earners" was deliberately put in quotation marks because we are aware that a single-family house is also a luxury. Only in the past, quite a lot of potential builders with higher incomes were advised not to build. Their standard of living, however, when judged by expenditure situation, was also quite different. I want to show here also to those with not so high incomes that it is possible. Even if it is realized through 2 x funding.

For the mobility costs, I would also consider a reserve for the acquisition of "new" cars. Otherwise, congratulations on the affordable plot of land.

Something similar was claimed by my general contractor back then. In the end, there’s always more to add. Starting with the fact that besides electricity and water, you’ll probably want internet too (BLS charges €2500 for that), plus gravel for the construction road, dehumidifiers, and electricity consumption, which turned out to be significantly higher than expected. These usually aren’t the really big items, but small expenses add up quite a bit. I can’t see a budget for upgrades with you. €10k for outdoor facilities is possible, but only if you use cheap materials, do everything yourself, and the terrain cooperates. A retaining wall is not included in that budget. It’s best to calculate this carefully, e.g., x sqm of paving stones at xx €/sqm (don’t forget delivery costs), y tons of gravel for the substructure at yy €/t, rental equipment, garden shed, plants (which are very easily underestimated!), and so on. And then add a buffer for everything you might have forgotten. Cars are calculated way too cheaply. No budget for maintenance, repairs, or new purchases. Don’t forget a budget for all the little things that come with moving from an apartment to a house. Our goal was to manage as much as possible with existing furniture, but you still need a few things. Plus garden tools, tools (especially if you’re doing outdoor work yourself), ... all small stuff, but it adds up.

Show me your construction service description – the price asked suggests that quite a lot is missing... KfW40 is often a zero-sum game regarding the additional costs compared to the interest savings. Does your general contractor have experience with KfW40? The energy consultant fees are possible but also quite low. Are things like LCA, heating load calculation, and blower door test included?

Otherwise, everything that says :)

That's why I keep saying that it usually doesn't "pay off," and in most income groups it even requires a milkmaid's calculation with both eyes tightly shut to at least see the zero as "black." One of my favorite sayings (basically on the topic of financial incentives) is: "For what there is a Judas's wage, an incorruptible mind would never do out of its own motivation."
