KfW Funding Climate-Friendly Residential Building from March 2023

We are currently planning to build a KfW 40 prefabricated house using timber frame construction and also find the new subsidy very interesting. We are just wondering, like our predecessor, how to prove the greenhouse gas emissions. Does anyone have any idea?

I assume that the manufacturer already has this ready in the drawer or that an energy consultant must be involved who documents this accordingly.

With honest construction costs, this should certainly be the case. KfW55 is now mandatory anyway, and the difference is not that big. The question is rather the necessary certification, especially outside serial houses. Schmidt & Müller Bau from Hintertupfingen might be at a disadvantage here compared to large prefabricated house manufacturers and franchise systems

Well, the price difference in our case would have been pretty much the same as the price advantage mentioned here. I'm talking about the solid house, and only the biggest items. KfW55 to KfW40. Exterior walls from 36.5 to 42.5 and additionally a photovoltaic system on the roof. The 29,000 are gone very quickly...

Only the EH40 is required, not 40+. So you can leave out the photovoltaics. Or you are building in BW and also have to install one on your building energy law house without funding. The larger stones and possibly a bit more insulation under the floor slab remain. Controlled residential ventilation is possible, but going completely without is really no longer up-to-date, and decentralized doesn't cost the world. There is easily half left, as long as the builder doesn't want to make a fortune from the upgrade.

All these funding programs are only interesting for those who planned to build exactly that way and wanted to have everything done by companies.

For me as a craftsman with enough equity, it was all completely unattractive. I built entirely without funding and still got a KFW40+ house. Just much more cost-effective than with funding.
