Please provide tips on the floor plan

I personally do not like the entrance area at all. You come in and immediately run into a wall. The area also looks very narrow. The entire hallway area appears very slim and tube-like.

These corners in the children's rooms also do not appeal to me.

Hello.

I would first consider whether the shower needs to be in the guest WC. It looks very cramped... not to mention drying off and getting dressed. We have a shower in the guest WC here in our rental house. No one uses it and everyone would be happy if there was more space in the hallway instead. :)

Put yourselves in the situation: you two with two small children (and a stroller?) come through the front door.... :( The wardrobe should be more easily accessible and ideally on the way to the living area. So I would also prefer a niche in the wall towards the office.

In the living room, I would also put the couch in the niche and place the TV diagonally on the side wall. That way the distance is not so far and you don't need a huge TV. ;)

Is the kitchen furnishing as drawn sufficient for you?

The children's rooms were surely designed with angles so that they are the same size. But Child 1 has lost out now, because the front area by the door is not usable. If the rooms must be the same size, then better shift the door to the dressing room.

And about the dressing room: is it on the south side? That would not be a very good solution. :(

I would not have the door of the guest WC open outward. If someone is standing in the wardrobe area getting dressed, they will immediately get the door in their back.

I find the bedroom oversized. You have a large walk-in closet anyway. So why have a 20sqm bedroom as well?

How wide is the hallway downstairs?

A shower is very important to us in the guest WC! The door idea is a good one.

The children's rooms are designed this way because my eldest, 12 years old, wanted a bed niche.

I know that the bedroom is OVERSIZED and the dressing room (Yes it is in the south:cool:) too, but I haven’t found a solution here either. Maybe it’s possible to integrate a storage room. How can the door to the dressing room be moved?

Actually, I wanted to know if the living room is OK like this, and now I’m questioning the whole plan, we were so proud :(
The couch should go to the left wall in the niche and the TV bench opposite on the window side. We still want to build a small partition wall into the room.

The kitchen should still include a chopping island. But I find the kitchen sufficient for 4 people?

So about the kitchen island: be sure to mark it so there are no problems with the dining table and door!

I like the living room layout as planned. How about moving the current wardrobe to the shower bathroom if it is really going to be used regularly? Then place the wardrobe in the office wall (if necessary, extend the office towards the living room).

Why are there so many load-bearing walls on the upper floor when nothing is above it? Is that typical for a city villa?

To be honest, I would try to reconfigure the upper floor. Children facing south and parents opposite the bathroom.
