Floor plan planning shortly before submitting the building application

Hello everyone!

As requested by some users, I am now creating a new thread with the current planning of our single-family house, which is nearing completion.

These are the preliminary prints for the building application, and I have the last chance to review them and point out any irregularities.

It still appears to me that there is less than 1.20m of space between the two closets in the dressing room. Or am I seeing that wrong? Apparently, the rooms on the left and right were forgotten to be adjusted accordingly.

Two Velux ceiling spots are still planned for lighting the upper floor corridors.

In the basement, on the right side in the upper room, a window analogous to the left basement side is an option.

We still haven’t decided on the T30 door to the garage, even though it is drawn in. Most likely, for the sake of safety and the limited usefulness due to the kitchen at the other end of the house, we will ultimately forgo it.

11ant also pointed out that the right window in child 2’s room is suboptimally placed. However, this could still be corrected after the building application is submitted. Our architect believes that moving the window to the left would negatively affect the exterior appearance too much. We'll have to see.

That's right. About 15 cm are probably missing (already in the raw construction measurement). However, I would see a lightweight wall at this point anyway.

I do not want to move it to the (plan) left, but rather widen the wall section between Child 2's and bathroom window from 24 to 49, and narrow both windows from 113.5 to 101, so the "outer edges" of this window pair remain the same and the "small" window at Child 2 doesn’t have to be without a wall connection.

It’s a pity that you can't see in the section where and how the beams are now "integrated."

As a Wright fan, I’m of course pleased about the 15° roof pitch.

I always find it better. I can't understand the fear because of the T30 door at all. A burglar would first have to break into the garage, then the door, and all that, even though he doesn't know for sure that there is a door there. So if someone is planning that, they will get in anyway, no matter where. Much more likely through the patio doors. Or what did you mean by security?

Knowing that there is a door there costs the burglar one reconnaissance when I leave or arrive home. The garage is not secured like Fort Knox, and the criminal police told me that once you are inside, you can calmly break the door. That is the biggest weak spot in the house. You can enter not only through the gate but also from the back of the building via the rear door or the (currently optional) window.

Currently, we have the option of a T30 door in the following version in the contract draft.

“As access to the garage, a function door FHT30 in the size 88.5/213.5 will be installed. Model Atrium21, similar to the other interior doors with the following technical features: door leaf with frame, smoke-tight, WK II, climate class, sliding rail closer Geze TS 3000 V, stainless steel FH fitting in L-shape.”

WK II or RC 2 is not exactly what would provide sufficient security here. The cost for this version is already €2,590.

By the way, full exterior venetian blinds (Raffstores) are planned at the front (from Roma, but unfortunately without exact specification yet), also at the western children’s room window. Otherwise, roller shutters upstairs and downstairs. We still have the option to also install Raffstores in the office, living room, and dining room on the ground floor. Although the first two face north, the topic of light control could be interesting exactly there, and one could do without full blackout by roller shutters. Here too (especially since the terrace door was mentioned), the question arises whether aluminum roller shutters still bring significant security advantages. The tendency is still more towards Raffstores.



That’s unfortunate, especially since I already reported this error in the last two drafts and that it must be fixed. But now I have new input regarding the lightweight partition wall. We deliberately placed the bathroom not immediately next to the sleeping area so as not to disturb the sleeper with the flow of water. Would this not become more problematic again because of a lightweight partition wall?

The wall from the bedroom to the utility room could be “doubled” for €1,295 so that the client can install a safe there. Expensive business. But where else to put the safe…?

Last point. They want to install a Somfy wind and sun sensor Solitis IB for the Raffstore control. Probably better to omit something like this and install another component as part of the home automation system.



True, I hadn’t had that in mind anymore. But aren’t differently sized windows on the front too restless for the appearance? Moving them is still okay in my view, but having the two right windows smaller than the two left ones?

You really helped me a lot here so that we achieved such a result! Hard to imagine that after your clear criticism of the mixed architectural styles, we still managed to make it all so harmonious. However, it cannot be completely ruled out that the building authority might issue a rejection and one must make a flat roof with an overhang after all. Unlikely but possible.

Speaking of building authority: Would you actually sign a building contract before the building authority has approved? I was told that insulation has become more expensive and the price will not hold for long.

Also, nothing has been sampled yet, the electrical installation is not specified, and we will probably choose the bathrooms tomorrow in a three- to four-hour appointment with the installer at the general contractor’s wholesaler.

Last but not least: How do you actually like the removal of the two floor-to-ceiling windows to the left of the front door? Now there is no longer an option to walk onto the street through the open door from the WC.

I think the appearance has suffered little to none because of this, and we are firmly convinced that this is the better solution. We briefly considered completely dispensing with the small window in the hallway. From the lighting perspective, it is unnecessary, but visually I believe it’s better to keep it.

I find it nice and very generous! May I ask who you are building with (general contractor, architect, or individual contracts...?) and what your planned budget is?

This will be done through a general contractor or main contractor. Most likely, the main contractor will be the one who also carried out the architectural planning.

The house, according to the construction services specification with extensive extras, is around €640,000.

In addition, the trades for painting, upgrading the electrical system, upgrading the sanitary equipment, exterior work, and other ancillary building costs will be added.

All in all, I think it will end up at about €880,000, but that will already include the kitchen, complete lighting, etc.
