The crack in the basement ceiling in the hallway, which was supposedly within the norm at the time and was accepted by two of my experts, now looks like this:



This elegant-looking work here is located between the house and the garage.

The construction manager's response is already here. He assumes it is plastering water and not a construction defect.

He says he cannot imagine such a massive water ingress through the basement walls, as they used waterproof concrete in the basement area, an external sealing, as well as Pentaflex sheets in the joints.

Such a high water ingress therefore cannot come from the walls or the rainfall, as it would have occurred much earlier otherwise.

My electrician, who has nothing to do with the general contractor, just told me on the phone that he had water leakage from the ceiling outlets after plastering as well. He also did not find the whole ground floor pictures dramatic but rather normal; however, he did not want to give any assessment about the basement (which is also serious, as he is an electrician and not a building expert).

He probably doesn't want to imagine that. Cleaning water.... hm. I think it's urgently time for a construction lawyer.

I already had one. He wrote a letter regarding the terrace doors for €2,600, which had no effect whatsoever. And he also always emphasized that he was not an expert when it comes to construction matters – meaning that every technical question not only costs €285 per hour for the lawyer but also an additional €160 per hour for the consulted expert. But if it has to be, it has to be.

There is already lively correspondence on the subject tonight. Presumably, an appointment with the general contractor and my expert is forthcoming. Our expert has already stated again that he had pointed out in writing a deviation in the base sealing from recognized standards of technology.

You wrote that the cleaners were removing buckets of water from the basement? How should that be understood, where did that come from?

And cleaning water, what is that supposed to be, why so localized and always at the openings? Mysterious

I don’t know myself. They barely speak German and only came to me to tell me that. Specifically, as a source of the water, they only showed me the area where the pipe vent is located in the guest bathroom and that water was dripping from the Halox cans.
