Floor plan planning shortly before submitting the building application

On Friday I have a three-hour appointment to discuss the execution planning.

Are there any other points besides the topic of the size of the room doors and windows that I should note on a checklist? What should one as the client especially pay attention to in this phase?

some points that are otherwise on the agenda and where we still need to weigh up:

- Washing machine and dryer bases (I don't think we need them)

- Parapet covering pre-weathered zinc or optionally powder-coated aluminum

- Goose neck for satellite antenna as well as Securant on the main roof

- Solar thermal / photovoltaic preparation yes/no

- Satin finish on windows (actually a trivial matter, but so far I hadn't even considered it when thinking about the exterior appearance; especially in the children's bathroom this will probably not look so good in combination with the window located just to the left, I think)

- Mailbox, house number, trash bin enclosure

- Heating (this will be exciting, as the heat demand calculation will probably not be available by that appointment)

- Bathroom radiator yes/no (we tend to say no; we've never used one in any of the previous apartments)

- Type of ventilation central / decentralized

- Lightning protection yes/no

- Heating thermostats (decentralized)

- Blower door test yes/no (I think this is a must for the builder, right?)

You don’t stop aging at forty. The connections should keep up, to retrofit such things. I would choose a decal with narrowing stripe spacing. I hope you can imagine that visually.

This is roughly what it will look like when you enter through the front door. The glass wall in front of the stairs will not be implemented. Actually, it was planned to install a railing made of stainless steel here. However, I’m not sure if it’s a good idea to come in and look directly through the stainless steel grid at the hole leading to the cellar.

The lighting planner had the idea to build a wall instead of a stainless steel grid in front of the stairwell. Would something like that look reasonable? It would probably be made at the same height as the railing would be and not go all the way up.

In the upper floor, the railing can easily be made of stainless steel. Alternatively, it was offered with glass filling for around €1,900 extra.

Nope, with tiled floors it looks like a descent into a swimming pool.


So rising from the ground floor floor up to the handrail height of the stairs to the upper floor? - I would find that best too. I would then take stainless steel as the upper finish of this "railing wall"; and towards the cellar then for a handrail.
