I also don’t like how the robber and the GU are almost being picked on here. What good does that do now? And please don’t come to me with the argument that these are important informations for other builders. Everyone has to make their own experiences and no matter how much time you invest – I also believe that there could always have been more to clarify, check, and weigh alternatives. But at some point, you have to put a stop to it for the sake of your nerves and your health.

I know someone who had the handover last December. Still not living in the house.

I also believe an architect is not a cure-all.

Just don’t be disappointed by the defects you find during the handover. In our case, the parquet floor throughout the house is not up to standard. I wanted it removed and replaced. They gave 400 euros and one piece had to be replaced. I get annoyed every day. Ok, a few more defects have come up. Sometimes remind the general contractor that no one has gotten in touch. In my opinion, they knew exactly what they needed to let slide. The company has set new lows in construction standards.

I have to agree with the robber sometimes, building is a big challenge and currently probably even more so due to the insatiable craftsmen. Back then, a lot went wrong for us as well, even though we tried to hire good regional craftsmen. Some of the duds among them were really incredible. Meanwhile, we have found solutions for most of the issues, so that the defects were either hidden (appearance) or corrected. You just have to come to terms with the rest.

A general contractor would be out for me if he is not willing to provide detailed plans in advance for the client to review (and approve!!!).
Was that clear from the beginning? That would already be a deal-breaker for me.

So he plans something and I, as the client, only get the plans once it has been implemented??? Did I understand that correctly???

Anyway, it’s done. I also believe that many things that still cause headaches now will eventually no longer be relevant in everyday life in the new house. But right now it’s just nerve-wracking.

If others were very satisfied with the general contractor, I probably would have been willing to believe that too.
Our home builder also invited us to a client regulars’ table where past, current, and future clients of his projects could exchange experiences. I personally found that reassuring, just the fact that he does something like that. You also receive a list of his projects and can get in touch with former clients. That made a good impression on me, and if the robber has a general contractor who was also well regarded by previous clients, then I can very well understand why he chose him.
What I don’t understand, as I said, is the thing with the detailed plans...

Our general contractor acts completely differently there. Thank God! We received the plans for the assembly of the house parts in advance for correction and review and were able to correct wrong parapet heights.
Then we sat down with him again and went through the plans together and were then able to say: yes, go ahead, set up the machines, cut!
