The entire basement is wrapped all around? How thick? Ask your architect or energy consultant. The objection from the general contractor is not entirely stupid. It actually doesn't make sense to heat only two rooms if the adjacent ones are not insulated. Then the two rooms basically heat the entire basement.

The basement exterior wall areas in contact with the ground are continuously insulated with a 10cm thick thermal insulation WLG 035, in the areas not in contact with the ground the basement exterior walls made of concrete are insulated on the outside and plastered white.

How long will the execution planning take? Assuming the building application is really finished in six weeks at the latest, we would definitely have to hurry now and make sure that a contract ready for signature is obtained, right?

Especially since the earthworks also need to be tendered and without earthworks nothing can be done at all on the construction site.

The application documents would possibly need to be corrected if a warm and a cold zone are to be created within the basement. I would wait to see if the building authority criticizes the "missing" basement door - from my perspective, it is not missing if the basement is included within the thermal envelope. Whether some of these rooms are actually not heated afterwards is, in my opinion, a private matter. I wouldn’t make a fuss about it now.

In general, execution planning takes time depending on the complexity of the details. Have you already opened kitchen and bathroom threads?

As a precaution, I would estimate about eight weeks, since there are some non-standard spots. For everything that the general contractor has as standard (floor/intermediate ceiling constructions, floor hatch, straight lintels, etc.), he will also have templates. Corner window lintels, bay roofs, and for example the material change in the wall where the intermediate door might be retrofitted, on the other hand, have to be freshly drawn and take more time. Also, integrated beams (however I am supposed to imagine them) and all places with "Isokörbe" must be planned individually. And the installation (pre)walls in the bathrooms take longer the more often they are redesigned.

I have already posted here and there about the bathroom topic. But I think I’m fine with that now. Waiting for an offer from the general contractor and will compare that with a Reuter installer who would also install it for me without sales performance.

I don’t think I need a kitchen thread. I’m going to get ideas from 2-3 kitchen studios and then decide on something. But only once I finally know where we stand cost-wise with electrical and plumbing. This is dragging on like chewing gum.

By when do you have to inform your contractor where you want water pipes and sockets in the kitchen? It does make a difference where the sink ends up in the end.
