Nah, that was a joke. The idea of finally getting down to business is more appealing to me.


Well, if I charge my complaining according to HOAI, it’s almost my house *LOL*


That-is-the-house-of-Ni-ko-plotz is a thread I participate in with particular pleasure. On the one hand, it’s about a house that is still quite “distant” from “my” style in a tangible way, and on the other hand, suggestions here fall on more fertile ground than, for example, in the case of the designer box in Pforzheim or in Schustrik’s symmetry labyrinth. Also regarding the five children’s rooms, we have made considerably more progress here, albeit with significantly less input from me.

My “favorite thread of the heart,” however, is still the one by – that one impresses me the most (and – except for the crawl space, which ultimately startled me a bit – I could have also imagined making the existing building worth the sweat here).

An obstacle for the building application is currently still the missing site plan, which must be created by the surveyor. After that, it can get started.

I will have the existing contract for work examined by an expert at the [Verband privater Bauherren] and seek advice regarding sensible changes.

That surprises me a bit – insofar as the property was already built on until recently. They wouldn't have just put the existing building on the meadow without any plan, would they (?)

I am not familiar with the regulations regarding what needs to be prepared for a building application. In any case, it is supposedly currently held up by the surveyor.

I was at the construction consultant today. He is now taking a closer look at the contract for work and will give feedback at the beginning of the week.

Regarding the building application, he recommended questioning the following again:

1) How is the partial basement handled structurally given that partly no natural ground is present?

2) The rainwater drainage appears somewhat insufficient.

3) The garage and the house appear to be at different heights. Does the house have to be entered via the T30 door with a step? That would be a deal breaker for the door.

4) The escape route to the roof terrace appears questionable because it is not accessible for the fire department.

5) According to the construction consultant, the desired boundary wall to the right of the house should, contrary to the architect’s statement, be included in the building application.

6) In front of the garage, a drainage channel should be installed up to the red line of the drainage plan.

7) The shaft in front of the basement window is drawn too large for a simple basement window. Contrary to the contract for work, a basement window would also be sufficient here compared to the indicated facade window.

Otherwise, he finds the planning here very consistent.

He would also choose the window planning as posted in #54.

Another consideration for the OG windows would be to use a 2.13 window in each of the two children's rooms and the bathroom. Or not? I don't need the towel rack on the wall in the bathroom.
