Send it to me by email. I also find it little helpful. Detailed photos without indication of the location, zoom factor, and viewing angle. I imagine I know your house almost by heart, yet I cannot clearly assign most pictures as to what exactly they show. Furthermore, I miss concrete instructions on how the indicated – well, what exactly: defects or just improvable spots? – should be properly fixed. As it is, this is just an album of irregularities, without classification, and without a constructive outlook.

Structures planned with 0° (better this way?) slope are not nonsense at all, but actually have nothing to do with "roofing felt."

Even if it is only 0° slope by commercial rounding (0.49°) and the roofing felt of course only stands as a representative for any waterproof membrane: as a rule, for every micro-bowl resulting from the failure of perfect flatness, water does not drain from it but depends on evaporation. Slopes that are more than just "equivalent to the slope angle of the little bowls" cause the bowls to spill out. As far as physics has not changed significantly since Hoimar v. Ditfurth, I still consider this valid.

Does the parapet cover on the roof terrace also have to have a slope? I couldn’t see that on the plan.

I would get a different expert. Things are getting out of hand with you and your expert apparently isn't worth the money. And it is getting out of hand. our expert said "if you don't like something or have a bad feeling, get in touch. Most of the time something really is wrong."

I had confronted the expert with the fact that I would have expected precise details regarding recommendations for action such as

A needs to be replaced
B chiselled away by 3 cm
C filled

He has now responded to me as follows.

"here is a general explanation. With our inspection reports we put the finger on the wounds to prompt the other party to make a correction.

This is how all colleagues work who offer construction-accompanying quality assurance, as does TÜV and DEKRA.

You want a court expert report with all the details.

That is another level; in your case I would spend about 2-3 days working on this, with the result that we escalate the contractual relationship with the developer and possibly lead to a legal dispute (possibly the construction site is suspended and you will be sued for damages).

Legally speaking, during the construction phase you have no possibility to intervene until acceptance.

Therefore, it would be fatal to issue instructions for action.

I must therefore ask you to forward the report.

I am also happy to provide an explanation with the developer on the construction site. However, let us first wait for the response."
