The general contractor is out: construction time is always counted without EL.

Then it becomes interesting how to assess this when the contract had not yet separated the trades. The separation was only included as an option, which we exercised later.

I must disagree once again. To the best of my layman’s knowledge, neither Q2 nor Q3 require specifications regarding optics and flatness. But I am very open to being proven wrong.

It only mentions cladding and gypsum boards. Does that then apply to plain plaster on walls at all? You excluded the interior finishing completely? How is the handover condition BU - builder’s own external trades defined?

Regarding construction time: I think the BU will cite your subsequent intervention in the execution planning (change of terrace windows) as a reason if there is a delay in construction time. And delays due to external trades anyway.

Maybe I am wrong about that. In most cleaning orders, this Q2 and Q3 are not mentioned at all. Nevertheless, the walls are straight and have no dents. Otherwise, it would be a disaster, wouldn't it?

If no other quality level is agreed upon/specified/envisioned in the execution, Q2 applies. This can be achieved with "a usual craft execution technique."


Straight walls without dents do not exist. There are within tolerance and outside tolerance, see DIN 18202.

At our place, the sides of the stairs were clad with drywall by the drywall installer; he did that along with the ceilings on the upper floor, and afterwards everything was filled and sanded smooth.
