Who takes care of the building permit?
I have to do that anyway. The general contractor (GC) only prepares everything for the single-family house. That means, if a static calculation is actually needed for the garage, which I do not assume, then I will simply add it and submit the building application.
Who prepares the building documents?
Who prepares the structural safety certificates (statics)?
Someone has to do it and usually wants to be paid for it.
Are we really so far in our bureaucracy that you have to hire an architect for a garage? If I need to add something for the garage, I will have it prepared by a third party. I have to submit the building application.
Do you want to build according to §62 or §63 Lower Saxony Building Code?
With a proper building permit, since I do not want to risk a building stop on the house due to any circumstances.
Workshop and boundary construction exclude each other, because the garage loses its privilege regarding the boundary distance according to §5, paragraph 8, sentence 2, 1. Lower Saxony Building Code. Then you need a building encumbrance from the neighbor.
I will just add the drywall later...
You want to apply for and have the garage approved, but not have it accepted? I think your mix of partial services from the GC and personal work will not work like that. Neither the GC nor the authorities will cooperate.
Why shouldn't I be allowed to build the garage myself? What does the authority have to do with who carries out the acceptance?
