Hello everyone,

yes, you are all right and this is probably from good and bad experience. But now we have the plot and definitely want to build. Many before us have managed it. And we are ambitious.

The windows overall are enough for us. And the buffer is for the civil engineering surprises. We have planned additional construction costs of 30k. And we want to be prepared for further costs. The goal is to move in and whatever comes, comes.

Building windows are approx. 28m.

But the topic is building the house with garage on the slope. We would be very happy about suggestions on this.

Well, bright and open is something else. With 30,000 euros in additional construction costs for a hillside location, you won’t get far. Replace the garage with a carport.

Hi. Yes, that sounds quite plausible. How is it in NRW if I build the garage and carport later? Let's say, one year after moving in? The priority is of course moving in with all floor coverings, heating, etc.

I don't know the regulations in NRW explicitly, but I would say: it's okay, you just have to provide the necessary number of parking spaces.

Usually, there is such a regulation for plots that have been purchased through a local resident model - the idea is to ensure that people actually build and don't just buy the land for speculative reasons.

It's best to inquire at the building authority responsible for you. Also ask there how long a building permit remains valid and whether you can possibly mark the garage as "construction later" when submitting the application.
Here a building permit is valid for 5 years - that shouldn't cause any problems. If that doesn't work: submit a building permit only for the house first, then, when you have funds again, submit the one for the garage later. Maybe Escroda knows more about that.

You can certainly achieve one thing or another with ambition and diligence. Since the budget is not mentioned, I unfortunately can’t shake the feeling that you are overextending yourselves. And keywords like shell house and only 30K ancillary construction costs on a slope, trying to be prepared for everything... I would suggest you first ask in the financing thread what your shell house will cost on the slope.
