What we noticed about this, or what we want to agree on as additional arrangements:
- Offer or details regarding photovoltaic system (so we have something for the financing)
- Co-planning and approval of garage (but execution as own work)
- Window tinting
- Electricity comes from the roof
- Additional bathroom in the basement
- Possibly central ventilation instead of decentralized
- Seismic zone 1, access routes and property conditions must be examined in advance and any difficulties must be factored in and will not be compensated separately
- Washing machine connection on the upper floor
- Shower with seating option and partition wall longer than 1.20 m (possibly to be clarified on site)
- More electrical work (possibly clarify directly with electrician)
- Heavy current cable to garage
- Instead of 2 light shafts, a light well (EL)
- Declaration of basement rooms due to building code concerns (ventilation, lighting, fire protection, etc.) and calculation of possible additional costs
EL, which we are aware of: earthworks, including ring earth electrode, drainage, dimple sheets, backfilling; garage; outdoor stairs; other garden landscaping;
tiles in the rest of the house except bathrooms; sanding and painting walls
Otherwise, as with other contractors: buffer for selection of materials
We have already done a geotechnical report (loess clay, no groundwater).
Does anything about this strike you as really serious that we have missed like blind frogs?
