What we noticed about this, or what we want to agree on as additional arrangements:
- Offer or details regarding photovoltaic system (so we have something for the financing)
- Co-planning and approval of garage (but execution as own work)
- Window tinting
- Electricity comes from the roof
- Additional bathroom in the basement
- Possibly central ventilation instead of decentralized
- Seismic zone 1, access routes and property conditions must be examined in advance and any difficulties must be factored in and will not be compensated separately
- Washing machine connection on the upper floor
- Shower with seating option and partition wall longer than 1.20 m (possibly to be clarified on site)
- More electrical work (possibly clarify directly with electrician)
- Heavy current cable to garage
- Instead of 2 light shafts, a light well (EL)
- Declaration of basement rooms due to building code concerns (ventilation, lighting, fire protection, etc.) and calculation of possible additional costs

EL, which we are aware of: earthworks, including ring earth electrode, drainage, dimple sheets, backfilling; garage; outdoor stairs; other garden landscaping;
tiles in the rest of the house except bathrooms; sanding and painting walls

Otherwise, as with other contractors: buffer for selection of materials

We have already done a geotechnical report (loess clay, no groundwater).

Does anything about this strike you as really serious that we have missed like blind frogs?

Given the 20 (!) partners with pictograms named by the construction company, it is a bit ridiculous that you specifically obscured the name of the GU itself. It is also counterproductive because you cannot search the forum to see what we have already compiled about this provider here.

I'm off then – and not to Santiago ;-)

Honestly: then bye-bye. Whether you find it ridiculous or not doesn’t matter to me. First, I’m supposed to upload the construction service description, then that’s wrong again.

And for everyone else: nothing has been compiled about the provider here in the forum yet. So a forum search is pointless anyway.

The structural engineering is included, but not the additional costs that can arise from the structural engineering, e.g. more reinforcement, thicker ceilings. 4x expert opinions are too few, in case of doubt he works for the client, so not for you. Earthworks on the construction side or preparation of the property. Electrical work as always far too meager. That is more like the standard of 1960 than 2020. Floor and wall coverings are missing except for the tiles. For all the equipment you have to see if you like it. It is all quite properly listed. Some construction-side positions are also listed. I only skimmed through the construction performance description, it is not the worst.

Hi, yes we are aware of the EL.
The electrical work is poor, I have already seen that, still more than with some others, as I have already noticed...
The note about the additional costs due to the statics is good, thanks! I will try to inquire what might be coming our way.

I have already joined the Builders’ Protection Association and will order the expert through the association. He will then come out 8 times or so. But I would do that with every general contractor.
