The earthworks for a basement seem far too little to me. Is the landfill included? Electrical work is a lot for standard, but for advanced smart home it can quickly be too little. I find the front door too little, especially with possibly glass side panels.

Some costs are missing. You won’t get a shell construction with a basement for that price. Tiling work is also calculated way too cheaply. But so far I haven’t seen an architect’s estimate that wasn’t way too low. Add 10 to 20% and you’ll be on the safe side. In this case, the house costs about 550,000 not 480,000. Don’t forget the garden and kitchen. What surprises me the most is putting such a large house on a tiny plot, which I would have considered absolutely impossible given the required setback areas, etc.

sorry for the late reply, but there was a lot going on at the same time.

First of all, thank you very much for your answers.

Rohbau inkl. Keller/ Erdarbeiten: I will specify this with the architect - I had expected more intuitively
Sanitär/ Klempner: Almost 50k seemed realistic to me, but I will ask what exactly is supposed to be included. Tiles as well, since not all 3 rooms are to be fully tiled
Elektro: Smart home is not included, that would be extra

Bzgl. Grundstück: Yes, it is possible. Plot size 10x8 and the parents were simply moved to the roof. The garden is not huge after subtracting parking spaces and the house, but you have to make compromises, especially in Rhein-Main.

Is there already a draft for that? I would be interested.
With an exterior dimension of 8*10 to reach the square meters, you already have to accommodate some square meters in the attic.
Is there another knee wall on top? I'm just imagining it a bit like the shape of an old mill. Narrow and tall.
But I could be wrong.

How many sqm of tiles (walls, floors)? But at the moment, regardless of the answer, too little is planned. What kind of building services are planned? Depending on the building services (for example, whether there is ventilation or not), possibly too little is planned for screed. Plaster gets lost in the shell construction, but it is not exactly cheap either. Dry construction is quite sparse. If you need soundproofing or sliding doors, it is far too little. Kitchen is missing. Bathrooms (=sanitary fixtures) are missing. You seem to be aiming for a higher standard, so just the last two points alone probably lack at least 50k.

We revised the floor plan with the architects again yesterday. As soon as we have a new (Close to final) draft, I will gladly post it for discussion.
A knee wall is not planned, but the attic will be designed with a large dormer and balcony.
Building services (= Smarthome) are not yet included. Otherwise, we would plan underfloor heating and possibly a separate air conditioning system for the attic (no ventilation).
Sound insulation and sliding door are not planned. To what extent is a sliding door related to drywall?
The kitchen is to be considered separately and is not designed by an architect either – I fear around 20-25k.
With 45k for plumbing work, my hope is that the architect includes two showers, two toilets, three washbasins, and a bathtub... Otherwise, I wonder what costs so much.
Tiles only in the bathrooms at most.
