[*]Soil assessment has been commissioned but not yet carried out; hopefully there are no heavy metals or factory residues lurking in the village – 300 years ago it was a field and then came my mother-in-law’s house. We just received the plans for gas, water, sewage, electricity and telephone yesterday. At one spot it might indeed be necessary to retain the slope with L-shaped stones. What is the estimated financial cost for that?
[*]There is indeed asbestos on the old house, but only on one facade (let’s hope for no nasty surprises inside). We will dismantle the panels ourselves (with relatively low contamination), the demolition contractor will provide us with lockable BigBags and take care of disposal.
[*]A decentralized controlled residential ventilation system is planned, also electric roller shutters, air-to-water heat pump, anthracite foiled window frames, and different bathroom fixtures are included. So far we have only estimated painter and flooring costs as a lump sum, possibly too low, but now we want to gather offers ourselves based on quantity frameworks for all surfaces and see if that might fit with the house provider or if we should rather commission someone separately.
[*]The basement: We have an offer for the basement with two finished living rooms, including underfloor heating and individual thermostats, window/terrace door facing the valley side, adapted insulation and exterior plaster on the exposed side. Socket outlets/LAN are standard only on the interior walls; in the finished exterior walls they would be extra chargeable. The basement hallway in front of the stairwell is tiled, the rest to be done separately. Finished rooms are then plastered/sanded to Q2, the utility/technical and storage cellar I would have to check; I think those should be "smooth formwork" (but it’s pretty much whatever).

The house was good overall (although expensive), but the basement alone cost over €120k – however, compared to the construction specification this one was not even better equipped: only radiators but no underfloor heating, no windows, no roller shutters....

Money just comes in and has always been enough so far – blinders on and done. But one should not start an adventurous house purchase with this approach, that is clear to me and that’s why I am here, currently reading clever books and promising to do better.

So for example we have a plumber in the family, a good friend is a landscaping gardener, things like that – but I deliberately have not included these, where you might save a mark. But whether they have time, or if there are quarrels with the general contractor who then does not want to be responsible for the schedule..... Painter and flooring are so far as mentioned only lump sums (potentially too low) in the incidental costs.
