Construction of a 144 sqm bungalow in Fichtenwalde (near Potsdam)

Based on the answers of the future builder, it is clear that the floor plan is finished, frozen, and will be commissioned as is. Still, I "have to" get my comments out. It might help one or the other during planning, but certainly one or the other user is already "looking forward" to it.:D

Beforehand, since the age of the future occupants is given almost down to the day, I wonder where the 144 m² are? My calculator comes to 141.4 m². (Is there a missing detail in the plan?) But that’s just a side note.


    [*]a bright, inviting, light-flooded bungalow definitely looks different
    [*]the entrance with a view towards the dressing/bedroom wall and then the "left turn" to living/dining is not really successful
    [*]I would never think of penetrating the roof membrane with expensive spots in a new build (in old buildings / renovations, if it can't be done otherwise, yes...)
    [*]even though hallways in bungalows are always difficult (you have to get to the other rooms somehow), I find the ratio of hallway / living-dining with 20 m² to 30 m² not fitting. In contrast, the kitchen with pantry is "too large" in proportion. I also consider the furnishing of living / dining difficult (indeed tight). If you position the dining table directly after the kitchen (where else?), you still get the impression of sitting "in the hallway" due to the wide access to the hallway.
    [*]In my opinion, the wall between kitchen and living/dining already bothers in the plan.
    [*]The bedroom + dressing with almost 20 m² is actually sufficient. However, with this layout, there is a lack of wall space for cabinets. (How is the dressing supposed to be furnished? Only the 3.11 m, L-shaped or completely U-shaped?)
    [*]I find no storage space (Did I overlook the attic?)
    [*]The terrace is also at the limit. Especially the depth of 2.46 m.

Why not build a nice, well-thought-out, and light-flooded angled bungalow on this large plot?

To the last question. The plot width is only 20 m. Subtracting 3 m each to the neighbors, we can only build 14 m wide. Since we aimed for 140 sqm, the size was only feasible (13.5 m x 13.5 m). Especially if you want the entrance at the front and not a hidden side one. I will add some more floor plans during the day.

The nice thing about building a house is, for some it is a dream house with few changes, for others not successful. Therefore, I welcome criticism, but at some point you have to say, THIS IS IT. As they say, if you want to build properly, you have to do it at least twice.

I (rather we, with my wife) looked at my apartment and simply said, what is missing? We have now implemented all that.

Then regarding storage space. Next to child's room 2, there will be a built-in closet. In addition, there is a pantry, dressing room, and 2.65 m high attic. Furthermore, on such a large plot, additional storage spaces will be created such as: garden house and carport with storage room.

I understand your criticism, but it's just our dream house :)

Haha, I was probably mainly confused by the "northing" (here: N is at four o'clock) ;-( The last plan was here: @ TE: email me the plan, then I'll clean it up and align it to north immediately.

Although everything here seems to have already been decided, I have a tiny suggestion or thought.

Regarding the picture, which contains several questions or ideas:
1. Yellow, does a cabinet fit here in terms of depth? If not, and no other change is made, I would move the door and the window so far that there is enough depth for a cabinet there. The niche under the red T would then probably need to be shortened slightly.
2. Alternatively, use a T instead of a U for the wall. This way, the children's room would have a bit more usable space, and in the hallway, you could also place a wide cabinet on the side instead of just 1m in the niche. So, 2x2m cabinet (hallway and children's room), and the children's room would still have a large free area.

Otherwise, I find the walk-in closet quite pointless in this form, since you can only reasonably place one row of cabinets with the 1.7m depth. I would also spread it out here so that you basically enter the walk-in closet and then the bedroom, and you can install another 2m of cabinets on the top side of the plan. A sensible size for the walk-in closet would be about 2.25m.

The entrance to the pantry in the corner is also so-so; better to have it centered and then place shelves or cabinets on both sides of the door, although that might be difficult given the size.

In the bathroom, I would put the sink and toilet on the top side of the plan, and the shower and tub on the bottom side, and also position the door more centrally.

At 42 it could be that OP miscalculated, but at 65 it could also be that you forgot the terrace :cool: Or it really doesn't matter to us whether there are 3 sqm more or less...

True, now I see it too.

Yep! There is an attic hatch.
Besides, the house was planned from an apartment.
I find that when building laymen start planning their bungalow, the character of an apartment often and much comes through. It is often more closed off, the garden is often not included except for a terrace, and space for stuff etc. is usually underestimated.
But whatever: is a happy builder, and so it should be.
Looking forward to the building diary!
