Could you please fill out the questionnaire with your requirements and key data so that improvements can be addressed accordingly?

I can also understand the TV thing well ... but I also consider the implementation to be really inconvenient.

A questionnaire would be good. And, since the numbers are really hard to read, also an indication of how many sqm you roughly envision.

House design
Who is the planner: rough draft by me, refined by the architect
What do you like especially? Why? Important to us:
1. Entrance area separated from the living room
2. Being able to watch the TV from the kitchen
3. Large window area in the corner (seen that ourselves in a new build)
4. Passage from the garage to the utility room to the kitchen
5. Separated private area from the living room (example: girlfriend goes to shower and my friends are there, so she can also walk out of the bathroom with the bathrobe...)
6. Shower in the guest toilet, for the child later...
7. Direct access to the terrace from the kitchen
8. Living / dining and kitchen area together (open)
What do you not like? Why?
1. Bathroom layout (I have to rethink a bit, I actually wanted to place the bathtub right next to the shower with the long side into the room. We were advised against that because it would be very tight.
2. Sofa position (more space to walk through would be nice, but it would work in an emergency)
3. Garage only 5.40m wide instead of the allowed 6m because otherwise the house would have been too small.
Price estimate according to architect/planner: approx. 220k + garage (without flooring and kitchen units etc...)
Preferred heating technology: gas heating

If you have to give up something, on which details/extensions
- can you do without: depends on the arguments, but basically our specifications should be met

Why did the design turn out as it is now?
Designed according to our ideas and then refined.
What makes it particularly good or bad in your eyes?
Good: room position and layout in my opinion well chosen
Bad: living room layout not yet perfect...

You said that the hallway as well as the corner windows, which I also wouldn’t divide into thirds by the way, are important to you. You also like open living. I drew something... right at the beginning I noticed that your carport is attached on the west. That is of course a shame for the western sun. I have now planned the carport on the east and lots of storage space for coats and all the household odds and ends in built-in cabinets. That also loosens up the hallway a bit and makes it usable. The utility room is quickly accessible from the kitchen (which has lots of tall cabinets), as well as for laundry washing between the bedrooms. The two hobby rooms face south, and the bathroom could also be planned with a discreet outdoor access. Bedroom and child’s room don’t disturb each other. The living room is also zoned: you have your own space, but are also in the middle of things. The roof would need to be mediated. I forgot the stove [emoji20] but it could be placed to the left of the TV. You can swivel the TV a bit, so you have good entertainment while cooking. If you have one over 50’’, you’ll see perfectly. We had a 32’’ until recently, and it worked wonderfully (about the same distance). I would consciously not equip the hallways with doors, unless you have noise problems.



Edit: Unfortunately, I’m only reading your last post now [emoji848] But more or less it fits - as you know, you shouldn’t get stuck on 2 sqm or small details if the rest is optimum [emoji6]

Edit 2: it got a bit big, I would omit one meter on the left side of the plan, then it fits.

Thanks already for your sketch ;) What I don’t really understand is whether there is another wall at WF and the corridor, or should it be completely open? Negatives for me are: - Utility room is not facing the street - Garage on the side where I still don’t know if the neighbor would agree to more than 3m height - Terrace very close to the neighbor (3m right next to the house); with the garage on the side, you still have a bit of space there (which I find more pleasant) - House view from the garden is not as nice as before Positives: - Sofa problem solved well, but not ideal. At that distance, I would definitely buy a 75-inch TV, but turning it wouldn’t be very good. With my 55-inch, it’s already rather poor. - I also like the room layout What I forgot to say: we want tall strip windows in the front view. That will partly be tight with the lighting factor...

You urgently need to prioritize now! You really can't have everything. Does there absolutely have to be access from the garage to the utility room? Or could you do without it? The way to the front door is quick enough anyway. Is the garden view (believe me, you won’t even notice it after about 3 weeks) so incredibly important to you that you can give up something inside for it? What’s so bad about having your terrace close to the neighbor? The argument would be that he takes your light away if his house is poorly positioned. Otherwise, that shouldn’t actually be a problem. Why do you have to walk more than 3 meters by the garage? Should it be integrated into the house roof? Of course, you can also swap the utility room and bedroom and then move the guest WC to the right wall. But then the front entrance would shift as well. We also have a bungalow. However, a 14x14.5 m one. We initially had the idea that we could enter the utility room from the garage. But that was not feasible space-wise at all without having to leave something else out. So we left it out. So far, we don’t miss it at all. The distances in a bungalow are so short anyway, you won’t strain yourself walking 2 meters more. Regarding the kitchen TV: Install a connection in the kitchen and hang a small TV there. Then you can comfortably channel surf independently of the big one in the living room.
