Bad weather is clear. Of course, there are GUs who handle it that way. Discussed is not the same as the contract. However, I trust the GF and have only heard positive things from other builders (not reference customers) and the external construction supervisors so far. The handover period is 2 months before the agreed construction time guarantee, so there is still some leeway :cool: But we also have no pressure due to double burdens or provision interest, in case it should take 1-2 months longer. We have enough buffer for that, and the financing is designed so that we can maintain our standard of living :)

If I have learned one thing during my construction projects, it is that you can basically ONLY rely on written things, and sometimes even that doesn’t work. In that sense: Do as you think (now it’s probably too late anyway), and I sincerely wish you good luck, but don’t be surprised if at some point the friendly promise suddenly no longer applies.

As I have already written, it is not world-shaking for us. If it didn't exist, we would still build with the general contractor. We have learned to be patient during this time, especially during the building permit period (10 months + 3 weeks :-) ). In addition, the financing and buffer are set so that even if it takes several months longer, it won't financially ruin us.

Small update. Yesterday there was an on-site appointment with the earthworks contractor. Unfortunately, the rainwater cistern was canceled due to delivery times. It would only arrive once he finished the work. Thus, he would have to come again with the excavator, which would significantly increase the costs. In addition, the construction road would have to be extended for the desired location, so we would be talking about a total of approximately €10,000 for the cistern. Canceled.

The construction road will cost about €5,000 (including dismantling) because the house is being built so far back. Furthermore, we agreed that the ground will be filled with sifted topsoil to street level. Naturally, a slope will form leading away from the house. The cost for this is €5,400. In addition, the soil excavated for the foundation slab will be disposed of. There were initial estimates (these also depend on soil quality), but we are still negotiating :cool:

Yesterday I also received an offer for the house connection for drinking water and wastewater, as well as construction water. I planned €20,000 (including electricity) for this (the house will be built 16m away from the street). The offer for water/wastewater is €9,800. Thus, over €10,000 remain for electricity.
