I have to say, I don't find the floor plan that bad. It’s not great that you’re looking straight at the wall when you enter the house, but it’s not a tragedy. You can decorate it nicely. But I have to agree about the light/windows. Our apartment (very large) had rather small windows. The light was sufficient there, and sometimes I could even sunbathe. BUT I definitely don’t want that in my house, and you must never forget that the roof overhang (which is usually higher in the apartment) can really block a lot of light inside the house. We now have nice big windows in the house, and I love that I have light in the living room almost all day. The attic stairs… well, a fixed one would be nicer, but we didn’t have that either (it will come later when the kids move out), and we manage. You just gather stuff in one corner of the house o_O and then carry it all up or down.

Thank you for your opinion. I find it hard to understand that it bothers people so much that you see a wall 6.5 meters away when opening the doors. I think it’s good that the postman doesn’t immediately see what, for example, is being done in the living room. Also, a large mirror will be placed on the wall :-) We will still have to deal with the lighting conditions in the living room.

I had already linked you the Winnetou thread. I think we also discussed how dark it would get behind the covered outdoor seating area.

I spoke with the planner earlier. She said it wouldn't be that dark. Rather bright. With 30m2 of living space, there are over 11m3 of window fronts. That should easily compensate for the covered terrace. However, we are still looking/thinking it over. If necessary, a floor-to-ceiling window will be doubled.

Cool statement: „rather“..,
What did you even ask there? Instead of „is it too dark or rather bright,“ you should have rather asked: would you plan for more windows?

We also had it „rather bright,“ but for me it was too dark
(This is meant to be just a lived example):
12sqm window area on 5.5m room width (more or less like you). Window front on the west, where the sun is lower than S or SW... Balcony above over the whole width, balcony depth I don’t remember exactly, about 1.50-1.80m... Yes, the room was bright up to a depth of 4 meters.. but not sunny. The intermediate area (dining area with north window) was dark...
I spent happy years in this room, despite cursing the partition wall from RH towards south. But my current house has exactly because of this „sunlight deficiency“ floor-to-ceiling windows in E, S, and W.. and not a single one may be missing!
Back then I often dreamed of buying the neighboring house, tearing it down, in order to get windows facing south. Without a roof, pure sun... :)

We will still take a look at the neighbors' place. They also have an over-covered south terrace and fewer windows. If we like it, then we'll leave it as is.
