That the fireplace should be on the cut list is an individual decision. Just as whether the person heats with gas or with electricity and photovoltaic system. Take it as a given.

The covered terrace can be easily replaced, for example by integrating an awning. Missing square meters are harder to replace.

I did not ask for quotes. Maybe just open an OT thread for quotes? The question was asked specifically.

It is not off topic for five cents to point out:
if the building application is already at the office, one should swirl cognac, not the dice cup with doubts.
At the end of a ripening process, the sack also has to be tied shut sometimes!

Yes, eventually it's time to call it a day. But as an outsider, you don't have to complicate things. It's his house, and it's his decision whether to change something in the short term or not. Therefore, he probably doesn't need parental advice, nor more or less ... clever one can't really say ... remarks just to say something. There is a "change request form" or something similar. It costs around 100€, maybe more or less for you. This shouldn't be a problem here either, since the floor area depends on the roof and the external appearance is not affected in any way. I would also have a terrace roofing approved right away, meaning drawn in, so that it is safe, provided special dimensions require approval from you.

The floor area remains the same. The roof and the base slab do not change either. The static calculation would certainly have to be redone, but that is not a problem. The only obstacle is the KFW 55 subsidy application. I have to ask whether:
A) changes can be made
B) it can be canceled and reapplied
C) we lose the subsidy.

If C) applies, the original floor plan will remain.
