Hello, we want to build around the corner from you in Borkwalde and have similar conditions. I would be interested in a few things. You had planned 25 k€ for the conversion. Was your plot forest? Did you have a clarification statute or was it already building land? Somewhere in between I read that you had to pay 4??? thousand € to the forestry authority, was that the compensation for the felling? Could you have also offered replacement land? Are the nesting boxes a requirement from the forestry/nature conservation authority? Lastly, did you have problems with the Teltow building authority? You have the same caseworker in the planning department and she is acting so difficult with us: too big, too bulky, garage not attached to the house, every week I get in a worse mood. The woman at the building authority only complains. With us, she filed documents incorrectly so that they were not forwarded to the forestry authority. I called after 3 weeks, so it was then noticed. You have to keep on it. She also never met appointments she promised us, when we were supposed to receive the building permit. At some point she was sick and I politely but firmly “demanded” that someone else create the building permit. Then it suddenly happened in 1.5 weeks...
The plot was forest, but within the inner development area. The costs for the conversion (1,462 sqm) were: - 10,000 € replacement planting (you have to find this yourself, for me it was the Brandenburg Land Agency) - 10,750 € felling (I can recommend a very good and above all reliable tree cutter) - 4,800 € deposit with the forestry authority in case initial trees do not grow. - about 2,000 € to the forestry authority for processing the conversion.
We had the requirement to hang 3x nesting boxes and 1x bat box.
It took us 10 months until the building permit (application was submitted at the end of December). In addition, there were 3 weeks for approval to build a construction road and use/cross the sidewalk.
