Wooden house 1.5 floors with 8x5m floor area - How much should it cost?

Right, there is a plan and it says something about 63 sqm with [OG] (after deducting the slants) roughly.

We are currently waiting for an offer and wanted to be preliminarily informed here...

Is that now objectionable??

No, it is not. But no one here can tell you an exact price because you have not provided concrete information on

a) floor plan
b) region
c) equipment
d) plot
e) planned EL

Besides, your construction project is not exactly common.

For a single-family house/semi-detached house, roughly 2,100 EUR/m² of living space applies + incidental construction costs + garage + outdoor facilities. The formula cannot be applied to you.

How would it help you if we were to shout random numbers at you now?

Okay, thanks to you all in advance; then I have further data/details here:

Preliminary note: the whole thing is supposed to become a weekend house. It is not subject to any energy saving ordinance requirements, but should be reasonably insulated overall and built in very good quality (you never know what times are yet to come...)

- Ground floor layout: open construction with separate bathroom, the rest open.
- Upper floor layout: 2x closed bedrooms + 1x small WC
- Concrete slab
- approx. 8x5 m footprint (ground floor approx. 40 sqm, upper floor: approx. 23 sqm net after deducting roof slopes)
- 30 degree gable roof. Side walls 4 meters high.
- Concrete or clay bricks (preferably flat)
- Timber frame construction (approx. 18cm thick walls, rock wool insulation => no energy saving ordinance requirements)
- Facade: rhombus slats made of larch or similar
- Plastic windows (1x generous terrace door + 1x front door)
- Heating: pellet stove in the middle of the room (as frost protection heating; when absent we get used IR heaters)
- Hot water: tankless water heater
- Interior walls drywall
- all water connections and sewer connections (to the public network) as well as internet connections are available
- 1x bathroom with sink + WC + shower + space for washing machine/dryer,
- 1x WC upstairs with small sink and toilet

I would prefer a turnkey price estimate. The whole thing is to be built in eastern Bavaria, on a 220 sqm plot.

(For further tips from you, I am of course grateful in case I am completely off with my wishes and fittings...)

When it comes to the price, something like that is perfect for a lot of own work. Just get 2-3 quotes, any reasonably large carpenter can build you the little house. It's hard to estimate something like that, I would guess around 140-170k€.

we had something like that for about 25 years, living/dining room/open kitchen, shower bath, 2 bedrooms, sleeping loft. just post the planned floor plan. we had a half-timbered house made of 8x8 cm beams, roof beams 25x8 cm, suitable bricks, larch on the outside and pine panels on the inside. the wall thicknesses must be deducted from the floor area to calculate the living space. price from 20,000€, upwards depending on self-performance and equipment
