Make sure you get the right to change the repayment rate if things get tight. Although that is certainly an offer with full repayment, right? Otherwise, I would study the construction service description again (if the house is more than 120 m²).

We are buying the plot from the city.

The house is being designed and supervised by an architect.

Wastewater (shafts) is not included - what about rainwater? ... Pipes on the property to the house probably not either. I mean that 245 T€ including incidental building costs - that is costs for architects, earthworks, access roads, carport, risk reserve, building permit, structural engineering, floor coverings, painting, garden etc. pp. - seems very cheap and that no one gives things away for free. Therefore, better to question everything skeptically again - what is really included? What else will you be faced with? If the house has 110 m², it fits - if it is 160 m², it becomes strange - if it also has a basement, odd. Hence the remark. Not meant to be offensive.

NO, I’m not taking it badly either!! That’s why I opened this thread!! We have no basement planned. The following services are included with the architect for about €245,000: Scaffold construction Earthworks and shell construction Garage Carpentry Interior plaster Drywall and joinery work Plastic windows Front door Roofing and plumbing work Thermal insulation composite system Electrical work Sanitary work Gas condensing boiler & underfloor heating Screed work Painting work Floor coverings + tiling work Steel staircase Utility connections Architect services Thermal insulation + soundproofing Structural engineer and building permit When purchasing the plot, the services listed in the screenshot amount to €85,000 and I added another €10,000 of residual expenses ==> €95,000.... Hope this list provides more clarity....

I find a few items somewhat questionable, for example "Wärmeschutz + Schallschutz", but generously read, it really seems that most of it is covered. However, please make sure that the positions in the Bauleistungsbeschreibung (Bauleistungsbeschreibung) are executed a bit more precisely and specifically (e.g. what kind of plaster, what kind of insulation, what kind of sanitary fixtures, which exceptions apply to earthworks, which stones, roof tiles, U-value of the windows)... The wastewater application is missing ;) Ask again what exactly is meant by the route of the pipes from the street to the house.

OK, I will ask again and specifically review the [Bauleistungsbeschreibung]. Thank you. How expensive is a wastewater application? But do you/you maybe have the impression that I can find an even better offer elsewhere?? Or which provider should I definitely contact as well??
