Warning, do not confuse me, I am not . I just wanted to contribute something about the different area calculations and that he should rather look in the building application folder than at the floor plan...

Even if with 217 m2 GFA the living area is only 190 m2, it still comes to 2750 eur / sqm living area, which is below the 3k that some say you can't build without, while others think this is actually normal, yet others prefer to use the room volume. And some say you can't get a kitchen under 30k (is it included with Araknis? Or not, because it's kind of a piece of furniture)... and photovoltaic + battery is something completely different compared to any other building technology, which is added on top, and in construction you calculate net and not gross, and what are incidental construction costs with the general contractor are production costs with the architect, which fall under 300s/400s and not 700s.

Araknis, I hope you haven't forgotten to convert your car or cars into the living area...

Sorry, broad stroke (and of course there are super good arguments from me for everything I touched on about why everything is the way it is and I am certainly wrong with some observations). But man, why does it have to be so complicated and why haven't more uniform standards developed yet? Has the topic of house construction and building costs only been discussed for 5 years? Especially since we are actually in the niche of single-family houses here...

Answer 1: Because construction costs per square meter are actually irrelevant. That is the roughest form of an estimate. Ultimately, what counts is what a specific house on a specific plot is ready to move into and with outdoor facilities costs. Because that's exactly what you have to be able to finance. And it doesn't help much if a significantly larger house becomes €200/sqm cheaper, if you then have to add another €100k for it. Answer 2: Because a fair comparison is useless. Then you come to categories like "from OK foundation slab" and ignore that earthworks, etc. are also a relevant cost factor.

Well, if you compare construction costs at all, then preferably with identical fundamentals and standards and not with completely different ones, which significantly influence the result. If you compare apples with pears, you might as well not bother...
Actually, it has become accepted here that the house construction costs (i.e. pure construction costs, without ancillary costs, outdoor facilities, kitchen) and the living area are used for the calculation. At least, that was my impression.

And yes: This rough calculation is of course always subject to certain inaccuracies. But nowhere near as much as when one divides the shell construction costs by the net floor area [NGF] and the other divides construction costs + incidental costs + kitchen + furniture + outdoor facilities by the living area.

But what are the "pure construction costs" and what are incidental costs? You can’t build a house without earthworks, so that actually belongs to it. The excavator only comes once to create the construction road and the subgrade of the house. How do you exclude something like that? What comparability do you have between two houses when earthworks are included? One removes 30cm of topsoil and directly gravel, the other needs a 1m foundation cushion.
