Why don't construction prices go down?

You really want to go through with that? We earn significantly more and would have a lower rate and wouldn’t put ourselves through that. Although we’re both in our 30s too.

Since the post, a bit has happened. Five hours ago, we signed a house contract. It wasn’t TuC after all but Haas. Total 310k€, however KfW 40, higher standard and more technology. We now really feel comfortable with the decision and how the planning went.
I also wanted to avoid the 2400€ rate as much as possible and calculated and researched more precisely. Financial planning with an advisor is coming next week but we are far from the 2400€ after all. I currently calculate more around 2000€+/-. And that would also let me sleep more calmly. Interest rates are a bit lower and overall I had calculated too pessimistically. And because of KfW 40 we are eligible for funding and should get 100k€ with a reduced KfW interest rate (currently 2.15%).

Sounds much more relaxed than 2400€. Cool that you feel comfortable, that gives encouragement.

Here is a quick piece of information from Bavaria, after I made my decision: My offers (from three different companies) ranged with high-quality equipment from 2600 €/sqm to 3200€. Everywhere including earthworks, KFW40, heat pump, controlled residential ventilation, everywhere parquet, lift-and-slide door, etc. The latter with wood/aluminum windows, carpenter interior doors, and a few small details.

Hello aspirant, how many sqm are you building, if I may ask? Are they well-known prefab builders or also local companies, possibly also solid construction?

About 180 sqm, built solidly by a local construction company.
