Why don't construction prices go down?

Yesterday saw new neighbors in the construction area and got into a conversation... The folks are building with Fingerhaus and said that construction start is in the second quarter of 2025 (!!) because the schedule is full until then. Wow - seems to be picking up noticeably again?

A few days ago, an employee of a planning office told me the opposite: First short-time work registered in the main construction trade due to lack of orders ([Einfamilienhaus], [Mehrfamilienhaus]). I suppose: "It depends" ... and ... "it is difficult."

We are building independently and are currently contracting out the shell construction. We have received offers from all the companies we contacted; the fastest can start immediately, while all others only need 4-8 weeks lead time. The prices for a gable roof house 10x12m with a full basement ([Zebra-Wanne] and insulated) and a detached garage range from 130-150k Euros gross. Without the roof structure (house + garage) and earthworks!

We are currently obtaining various offers. Completion is assured to us everywhere in well under a year from the building permit. The local solid construction builder says he needs four to five months from the building permit, then we could move in.

The interest rates are supposed to fall already. Which, however, means rather the opposite for construction prices.

The lower interest rates will certainly take some time to be reflected in more orders again. Especially since the interest rates have not dropped drastically.
