Why don't construction prices go down?

The phrase "up to" is also known from the internet provider. But that says nothing about the typical costs. It is clear that this can vary widely. From the variant where it is laid during normal road construction to the point where you have to work around dozens of existing lines and possibly lay new ones to get everything organized. And then you still have to distinguish between the laying of the network and the house connections. But as builders, we know that topic ;)

Small update: In our town, they are currently not going down, but they are not rising either. At the moment, a developer is building new apartments again, with a move-in date in autumn 2024, and wants the same price per m2 as for the apartments he completed in 2022.

Could you please keep us updated, as long as it is relatively easy for you? I am interested in further developments; for example, whether prices will be reduced, who the buyer group is, renters/owners, etc. Thanks in advance.

The buyer of our house has gone down from his originally set 639,000 euros to 499,000 euros so far. (As already mentioned, he bought the house from us for 388,000 euros.)

Just because it was too expensive back then, does that mean it still is today? Prices were quite different back then.

We now also have a neighborhood concept for our "village". We have two different operators of district (or local?) heating or biogas plants. However, our street will not be connected before 2035 at the earliest. There is supposed to be a photovoltaic initiative as well. I am curious. The goals are certainly set high. As the saying goes: "Only big dreams have the potential to be achieved!"

I’m happy to do that – I like to closely follow the market. In another large project, which has not sold well so far, the developer is now covering the realtor’s commission, which is equivalent to a discount.

Regensburg district: construction project from 2021. 10 residential units. sqm price from 6,800 upwards. The first residential units were still sold well in 2021. Then slow to standstill. In recent months there was a free [EBK] worth 12,000,- Eur. Now all apartments are sold. prices do not rise further, but also do not really(!) go down.
