You can budget double or triple for almost everything in/on the house. But DOES IT ALWAYS HAVE TO BE THAT MUCH? Can't you also be satisfied with a little LESS??! We, or rather my wife, has an 8000€ kitchen (brand kitchen from a good specialist store) and is super satisfied with it. It's just smaller than most. But still enough space. And such things/decisions run through the entire house. Here 10k, there 20k, over there 50k more. Of course, we end up at 650 THOUSAND. Who can afford that?! Even with the very low interest rates that existed until recently.

I would be more than a little shocked too!! Could you afford this fortune? Especially with the current interest rates? Do you have at least 1/3 of it as equity: about 200k?! Otherwise, good luck.

No, not at all. But there are always unforeseen costs. You can then plan everything you know about very tightly and add a xx% buffer at the end, or plan a bit more generously and choose a smaller buffer. The days of "20,000 for the kitchen is more than enough" are at least over when I think of a typical new single-family house kitchen. Maybe the OP has already gotten a quote and the 20,000€ fits. Then everything is fine, but in 10/12 months it could be 10% more again.

Yes, unforeseeable costs will also come, no question. Just last week, there was a bill of almost 500€ for just 1.5 hours of work + 45 minutes of travel: sewer pipe tightness test. And on top of that, we had to pay for all the water they pumped in ourselves :( At least everything was tight. At least everything was properly tight. Since we laid all the pipes under and next to the house ourselves, that was a huge relief!! Unimaginable if something had been leaky...... Yikes

After reading the post, I have to agree, these are currently the prices. I am even at a similar price for only 160sqm right now. One may perceive it as expensive, and it is, but it just won't get cheaper.

The perceived too expensive price is mainly because it was significantly cheaper 12 months ago plus the loan was free. It has developed sharply upwards in a very short time. Normally, such things take years/decades.

But it won't change anything, you keep paying or renting. And in 30 years it will be said, "oh good that I built when I see the prices now..." Just like the motto: Yesterday was better than today, and today is better than tomorrow.

I also regret not having built 4 or 5 years ago, with 1.2% loan and construction costs about 40% lower. But at that time my life just wasn't that far along. Building for owner-occupation depends on the course of life. You don't just build at 20 because it's cheap when you have no family, no job, etc. You build when you can and need to. Unfortunately, it is a bit more expensive right now. And the question is, does it have to be 170sqm or is less enough. Building generously is always a wish, but not a necessity ;-)
