Why don't construction prices go down?

In none of the offers is an energy surcharge listed. Maybe the building materials dealer passed it directly on to the product price. I had also hoped for some savings. But at least I got two ACO floor drains with foot scraper cheaply on classifieds.

We recently presented our preliminary draft to several prefabricated house providers. Based on the respective "valid" price lists, all from early/mid 2023, we were offered discounts between 6 and 9% without further negotiation. I am curious to see what can still be achieved. It didn’t seem to be fully exploited in the communication at least.

Companies find additional natural discounts easier, i.e. offer fully negotiated, and then the sentence, If you add the photovoltaic, controlled residential ventilation, etc., you have the order. That works better than dropping the price by another 5 points.

You can clearly see that discounts are at least possible again in the mid-price range. In my project, as mentioned, without further negotiation, the stated discounts amount to absolutely between 34 and 48 thousand euros. It is probably still more than in 2022, but if a photovoltaic system with battery storage or similar is included, it becomes quite acceptable again. Wages have also risen well since then.

I cannot confirm that. All companies (3 local smaller prefabricated house building companies + 1 large supraregional prefabricated house building company) I have spoken to in the last 8 weeks have only gone down by a maximum of 3%. That is about 15k€ more, no more! Even after weeks of discussions or negotiations. Discounts of 30 to 50k€ would be a dream for me.

Discount discount let me tell you, the discount is added beforehand. If I make a fair price, then that's it. Period. But if I like discounts and! Germans like discounts, then the list price is set accordingly. In Germany, discounts are sold, hence the absurd list prices. Who can imagine, for example, that there are sometimes discounts of 89%?

A German heat pump manufacturer, for example, gives 60% on its units (plus a 5% bonus with a certain purchase volume). And the customer is overjoyed when he gets 20% (except on pet food)...

Or also surcharges due to price increases. When diesel was at 2 euros, there was a 5% diesel surcharge. Now diesel is at 1.70 and what happens? Still a 5% diesel surcharge.
