How do I determine the house costs before buying land?

Just read a bit here in the forum. Then you'll know what to make of the overview

Just an example from practice: I am currently accompanying the financing of a developer in the Ruhr area. Really good and upscale fittings. These are "only" condominiums, which are lower in construction costs than single-family homes. The customer calculation assumes € 3,200 per sqm of living space (incl. underground parking), in reality we will probably end up at around € 3,500. Only construction costs including incidental construction costs! And that in the Ruhr area, where the construction costs are not necessarily the highest...

The prices shown on Immoscout are absolutely not reflective of the current actual costs. Nordanney has provided examples here that are quite accurate.

Well, you should do at least a little budget planning. I don’t know if it makes sense to first buy the plot of land and then think about whether I can even afford to build a house on it.

Unless the money is so loose that it doesn’t matter...

Sure, nobody knows what construction prices will do in four years. But you can at least consider where it might be heading.

Estimating it roughly as already mentioned is not a bad approach.

I would rather take 2,500 - 2,800. A bit better standard + price increases for the next few years. It may be that the increases slow down... or maybe not...

150 sqm * 2800 = 420,000.
Additional construction costs = 70,000
Purchase incidental costs = 10,000
Garage = 30,000
Outdoor facilities = 25,000
Plot = ?
Kitchen/furniture/lamps etc. = 20,000 (??)
Buffer = 25-50,000

You can now roughly calculate that. It can be changed in all directions. In some cases it might be less... but in some cases also significantly more.

Compare that with your budget. Have you ever roughly calculated what budget you have?

The construction prices seem to be even worse than I expected. We actually thought that for €450,000 (including €100,000 land costs plus incidental costs + €350,000 for the house and garage) we could build a nice, simple single-family house. Outdoor facilities and kitchen not included. But with construction costs of €2,500/sqm, at 150 sqm you are already at almost €380,000. That is really crazy...

face26, so far our budget planning has looked like this: we said we do not want to spend more than €450,000 on a house. Simply because, in my opinion, that is already way too much money. With this amount, we would be debt-free after 25 years. Therefore, the buffer upward is not very large, I do not want to be in over my head in debt.
