Why don't construction prices go down?

With the AfD in government... or according to current polls even as Chancellor... nothing will get better, rather worse. We can no longer remain in Helmut's or Willy's lap... the framework has changed dramatically... And where the East AfD is heading right now, we certainly cannot go... because that takes us back to the 1930s... We get skilled workers... every day... even a Ghanaian can be trained as a building cleaner. You just must not do it, because the residence status remains unclear for many years and thus a work ban exists... Of course, the AfD doesn't say that ;) even if all refugees wanted to work immediately, they are not allowed to... in many cases it takes years until a work permit is granted. And the few who are allowed to work are pulled out in the 2nd year of training and deported... I am no dreamer. The pied pipers will win because the majority is stupid and likes to believe in the simple solutions of an AfD. But for all of us... once again... it will end badly.

That's how it is and the collective bargaining for the main construction industry is yet to come... how high it will be can be inferred from the auxiliary construction trades, my guess is at least 10% over 2 years, at least...

It's not as if the current government couldn't solve this?
No one objects to migrants who independently earn their living here as part of a society.

The market will regulate itself. Some general contractors have their prefabrication halls full of photovoltaics and burn wood residues, which allows them to massively reduce their energy costs. If this is passed on to the customer, it represents a competitive advantage. If the demand for houses is low, eventually the demand for building materials and raw materials will also be low and prices will have to be adjusted. After a price shock it takes some time, but if the market works, then everything will be produced as cheaply as possible (with a reasonable margin added). The housing market is naturally sluggish.

In the existing market, prices are falling. The new Building Energy Act devalues buildings in need of renovation. Supposedly, renovating is supposed to become more financially attractive because craftsmen can (or want to) offer it more efficiently. If eventually the existing stock plus renovation becomes cheaper than new construction, this will also put price pressure on new builds.

I recently spoke to an architect who said that for the shell construction he is now finally getting 10 out of 10 offers again and the companies actively strive to win the contract after submitting their bids.

Of course, if the construction prices of recent years were already as efficient as possible and there was no market distortion due to excess demand, then of course there is no room for price reductions. But even if prices do not fall: just the fact that the market is becoming efficient again is already worth something.

That is only partially true. Ukrainian refugees are allowed to work immediately. Nevertheless, companies cannot find helpers. Also not where there are many refugees.

You should calculate what a Bürgergeld family receives in benefits. I wouldn’t work in the low-wage sector either :D
