Why don't construction prices go down?

Exactly for that reason, I think the earthworks should be excluded; I also find that sensible. Because it depends significantly on the property and the soil conditions, not on the general construction costs. As far as I'm concerned, the earthworks can be specified separately as EUR / m³ of moved earth + added gravel. Just as normally the basement is also specified separately here. And for the area, I also find the living area sensible because living area is generally more expensive than usable area. But for the shell construction costs, of course, the gross floor area is even sensible. The volume is also included in my building permit documents, but you often hear that it is actually outdated. Possibly because more and more buildings are constructed with higher room heights, but this does not cause costs to increase proportionally like more area does.

1. The pure construction costs are always only the KG 300 and 400. I always refer to this when I talk about construction costs. 2. Earthworks are KG 200 as preparatory measures. Since these are very individual, they are excluded from the cost comparison per sqm. The same applies to terraces, architects, etc. 3. Construction costs are always gross in residential construction, as payment is always gross (also no input tax deduction possible with general contractors). 4. Living area = pure living area according to DIN 276 - without functional areas, terraces, etc. By the way, these are also shown separately in the calculation. And as shown with Araknis, it is somewhere around 3,000€. As a rule of thumb +/- the number still works almost well.

We have been living in our new townhouse for 2 weeks. On Monday, Enbw came and installed the electricity meter. Since then, we have consumed 160 kWh in 4.5 days. That seems extremely high to me. Can that be possible in winter? Almost every room is fully heated by underfloor heating (160 m2) and our Smart EQ was plugged in once (17 kW). That would add up to 300 euros in electricity costs per month :O

I assume you heat with [WP]? What energy standard do you have and what was the average outdoor temperature in that period? It could be, we consumed 210 kWh in the last 5 days. Half of that was [WP]. But we also have a lot of household electricity consumption due to hobbies....

Yes, with a heat pump, Kfw 55 EE, primary energy demand about 20 kWh/m2 according to the energy certificate. We had very few devices on (TV, washing machine, kitchen, not much more) and the thermostat in every room was turned up all the way. That would be outrageous electricity costs cumulatively, I’m a bit puzzled whether that can be or if the construction crew for the outdoor facilities used our outdoor sockets for whatever reason.

What outdoor temperature (AT) have you had in the last few days? What room temperature (RT) do you have? Are all rooms comfortably warm? Maybe some warmer than desired? How is the heating curve? How is the flow temperature? Depending on the AT, there is no average. And at the beginning, there is still more construction moisture in the house; in the first year, the heating energy demand is still higher than later.
