Why don't construction prices go down?

We are currently collecting various offers. Completion is assured to us everywhere in well under a year from the building permit. The local solid construction builder says he needs four to five months from the building permit, then we could move in.

You don't want to move into a solid construction after 4 months, that is unrealistically short. Give the shell some drying time.

The interest rates are supposed to fall already. Which, however, means more or less the opposite for construction prices.

Interest rates fell by almost one percent in December after having reached a new high beforehand. Meanwhile, construction interest rates have settled between 3.2-4.0 %, depending on creditworthiness. There won’t be a new construction boom anytime soon.

Regarding the shell construction, from the client's perspective it now looks quite good. The shell builders in this area are apparently not really busy and are increasingly knocking on the doors of developers/general contractors/architects...

Anyway: they can promise a lot – whether you want it that way is another question.

Maybe it only looks better with the shell construction now because it is one of the earlier trades and soon it will look better everywhere. ;)
