Why don't construction prices go down?

If a construction contractor has a full schedule, they may still be able to cope with a lower margin. That is certainly true. If the team, to whom you always had to explain during peak times that unfortunately, today you have to stay unpaid until 6:30 p.m. because otherwise the planning wouldn't be possible. But if they now spend most of the time picking their nose because no one shows up anymore. Then you cannot drastically reduce the margin for the few projects you still manage to win. That only works with appropriate reserves, which no construction contractor has built up in the good years because they would have had to pay taxes on them.

True, if he withdraws the profit, he pays neither income tax on the profit in the company nor on himself. There, gross = net. Wow.

My experience is that the prices still hover around 3000€/sqm. We signed in March and in my opinion, not much has changed in the last few months. And to be honest, it was quite a struggle to get a 3% discount. But it’s not a company that hires workers from the Eastern Bloc and only works with locally known craftsmen. So, there are many videos online, and if you believe them, a house costs almost nothing anymore because of the crisis, and craftsmen have nothing to do. 3k€/sqm as a rule of thumb fits pretty well for a medium solid standard, I would say.

I can definitely say that here in the big city, with a growing population, the craftsmen still apparently have plenty to do. Last year, it sometimes sounded different, but whenever you need a craftsman—no matter the trade—you have to wait a long time and pay high prices, just like before. We recently had a major rain/storm damage on the roof, and there was no sign of falling prices or a declining workload.

This is where experts' concerns about a possible abolition of the 3/5 tax class combination come in. Millions of married couples would thereby "have less household budget available every month, even if the tax burden ultimately remains unchanged," writes the wage tax assistance association Bavaria. The 3/5 combination would make it easier to meet ongoing financial obligations such as rent payments or loan repayments due to the higher available income - especially for families already under strain. "If it is already tight now, it will be even more difficult for people to finance their livelihood in the future."

Someone has to finance this nonsense after all. It will be difficult especially for married couples on parental leave. Many, as one reads, follow this model.

Then you just have a tax allowance registered and don’t get your money back through the tax return. Where is the problem? In the end, you don’t become poorer or richer through the changes. What has to be financed? Nothing is changing. Nothing has to be financed. Well, loopholes are being closed and equal treatment is being introduced. The abolition of splitting has long been overdue.
