What is included in the calculation to arrive at the €/m² turnkey price? Single-family house 185 m² living space, double garage, basement

I don't understand your question. The always mentioned m² prices are the pure construction costs of cost groups 300/400. Added to that are the incidental costs, garage, basement, outdoor facilities. In your case, in total roughly around 3/4 million (+/- depending on terrain, building location, basement finishing, etc.)

In a YouTube podcast about construction financing, mistakes to avoid when building a house were discussed today. A construction financing advisor interviewed a prefabricated house expert (has their own YouTube channel) and the podcast was definitely worth listening to. Quite early on, it was also mentioned that a price drop compared to the peak levels of about 5-15% can be observed - not only for prefabricated houses - and that there are currently some leeways in negotiations.

Vonovia declared the real estate crisis over (for themselves?) 1-2 days ago and is now building 3000 apartments again. Construction costs are expected to be reduced by 20% through serial production and the elimination of underground garages (there are plenty of parking spaces on the street anyway).
