Why don't construction prices go down?

Maybe the shell construction just looks better now because it is one of the earlier trades and soon everything will look better everywhere. ;)

You don't want to move into a solid building after 4 months, that is unrealistically short. Give the shell some drying time.

So with heating, electricians, and tilers, I can say that they don’t know what to do first and are booked well into the middle of the year. At least that’s what my companies say. For 2024, I see little potential for major price battles in trades that are also found in existing buildings.

We are building on our own and are currently awarding the shell construction. We have received offers from all companies contacted, the fastest can start immediately, but all others only need 4-8 weeks lead time. Price-wise, all are around 130-150k euros gross for a gable roof house 10x12m with full basement (Zebra tub and insulated) and detached garage. Without roof truss (house+garage) and earthworks!
