Why don't construction prices go down?

As for heating, electricians, and tilers, I can say that they do not know what to do first and are planned out well into the middle of the year. At least, that's what my companies say. For 2024, I see little potential for major price battles in the trades that are also found in existing buildings.

We moved in 5 months after pouring the foundation slab. That is possible and didn't cause any problems.

Statement from a master painter last week: So we can only schedule them at the earliest upon order placement for late summer; before that, everything is fully booked.

I’m having different experiences right now with window manufacturers; they are available, come by immediately, and make reasonable offers ready for ordering.

We were offered 11.3x11.3 with slab for approx. 92,000, earth and drainage work for approx. 29,000€ gross and non-negotiable.

The basement with you is pretty cheap. It would double the shell construction price for us.

A painting company in my region goes looking for work and basically comes within a few days. It seems to be quite different depending on the region.

Munich area, so far all contacted companies have been ready for appointments at short notice (site visit, due to renovation), start of construction around June is possible for all. Across the board, all reported that demand has dropped significantly. However, we do not have any offers yet, I am curious about the prices quoted.
