Why don't construction prices go down?

Ah, are you falling for the scheme of real estate investment advisors? Higher purchase prices, but with depreciation (AfA). You could also simply buy a "normal" apartment and invest the saved money in ETFs. That would probably be more profitable in the end. Such special depreciations are only worthwhile if you basically have to pay tax on your entire income at the top tax rate. For everyone else, such a construct is not worthwhile. Sorry, but if you don't earn between 200-250k, you are not in the target group.

Newly built apartments cost about 5,000 euros/m2 with us. Regardless of whether with or without AfA. Honestly, I have no desire for a used property, so new construction. Why not buy the property with AfA at the same price?

Special depreciation and declining balance depreciation currently make new construction more attractive than buying elaborate listed buildings?
