Why don't construction prices go down?

So about 2,550 €/sqm including electrical work for a normal standard. That means you are slightly below the current average. Well done! Walls and painting included as well? Otherwise, you’re approaching 2,700 €/sqm. That’s nothing you don’t also hear as possible here in the forum (with some well-known individual participants who keep coming up with just over 2,000 €/sqm) from time to time. Have fun with the construction and the anticipation of your new home.

It always has something to do with the size. With 130-150 sqm, you quickly get into the range of 3k..

I have an offer for 156 sqm -> approx. 2,950€/sqm and for 202 sqm -> 2,530€/sqm. With the latter, there would be a bit more added due to the increased window requirement, but overall already a difference...

Hi, do you calculate the pure living area or what about usable space? Basement, utility room, etc. included? And without additional costs?

I have now divided the offer price by the gross floor area. However, we do not have a basement, but the knee wall in the upper floor on the south side is set very far back and we use that as an attic. Otherwise, there are no slopes that would have to be taken into account in the living area calculation.. Additional costs are already included except for soil survey, house connections (which are already on the property because of the old building), without construction power consumption (which is entirely on us, the power box is included from the general contractor) and of course without exterior facilities. The property is flat and without encumbrances.

With basement and exterior facilities, thus at least 3,500, rather 4,000 euros
Then that fits after all

Oops - on a GFA basis.
Then the calculation looks drastically different!

200 sqm GFA ==> somewhere around 145-160 sqm living area. With that, you then reach the 3,000€ (even without additional building costs). We are always talking here about pure living area. So not a cheap offer, but still a "normally" expensive house.
