Why does the developer want to do it this way?

The plot is fully developed in a new development area.
Why it is offered like this I don't know, I could still ask.
There is basically a land purchase agreement, a trades contract, and an architect contract, the first one is notarized.

It was the same for us, yet the allocation of the development was not yet completed (it still isn’t after about 3 years). The landowner has to pay - even if there was a change. Therefore, I would make sure in the notary contract that you don't have to pay that.

I would buy the plot of land, have designs of your dream house created with an architect of your choice, determine the fittings, and then go to various construction companies to get offers. Only in this way are the prices of the offers comparable, if the same house is offered and the incidental costs are also comparably included. With various offers in hand, you can negotiate the price much better than if you commit in advance. It is also better to negotiate the price for a house that is planned as completely as possible than to have to make many, expensive changes or upgrades after the contract is signed. In addition, a construction company other than the developer would have the price advantage of the real estate transfer tax to be paid only on the land purchase and not also on the house construction, which can quickly amount to €15,000.

And precisely because that is the case, the question arises why the customer should bite the bullet. In my opinion, he only has disadvantages and no advantages. If the "developer" insists on it, one should perhaps distance oneself from him completely ...
