Honestly, Martina, what do you want to classify with these horrendous prices?
It is not necessarily always everything as it seems
Hamburg is not my area, so I had to read up on land prices. €500.00/sqm currently seems "normal", in sought-after locations even more; unanimously with an upward trend. Assuming the OP also paid €500.00/sqm, that would correspond to €175,000 land share and €205,000 remaining for the terraced mid-terrace house including two parking spaces. Creating 2 parking spaces doesn’t cost the earth now – not even in Hamburg, so I assume €195,000 for the terraced mid-terrace house. In Hamburg, you can no longer get under €1,500.00 per square meter of living space – so it adds up ... for a single-story plaster construction without dormers/gable windows or attic reserves. Assuming this example calculation would reflect the reality of the OP, I would recommend they look for another plot and thus another partner.
But if the €380,000, for example, still includes the typical additional costs in developer transactions, costs of the condominium owners’ association or a facing brickwork or, or or, i.e., something that noticeably lowers the price for the original terraced mid-terrace house, then the mentioned surcharges are possibly understandable for me.
From my point of view, the surcharges are only reasonable to evaluate if the €380,000 is broken down and the terraced mid-terrace house described in more detail.
