Your house facades immediately reminded me of a Mediterranean house. And I pictured it in cream white with white mullioned windows.
Have you already decided on the roof color?
The roof will be black. We had to decide that quite quickly, our builder ordered many things very early due to the current situation and delivery problems. He recently mentioned at the construction site how much building material he currently keeps in stock. He said that used to be no problem, if something was missing you would quickly go to the building material dealer. Today he has to keep everything in large quantities in stock himself and order things like tiles well in advance.
I could also imagine cream white. We are currently calculating what mullions would cost. He says he rarely had that, it’s not so common around here.
I always say, with customer-focused builders the priority for "Hohmpäidsch" is almost typically quite low. But that someone also "rarely builds single-family houses anymore" – respect!
From what he says, he does things like medical offices etc., or smaller multi-family houses for renting. I don’t know exactly.
I really like the floor plan, many storage options, balanced room sizes, separate parent and children areas, so no direct wall.
But two things about the house would bother me.
Point one: the window formats – too many different shapes, I’m branded by that.
And point two: ytong, you had problems with the neighbors and noise in the garden. Why not sand-lime brick or aerated concrete?
We also liked the separate areas / no direct wall between parent / child / guest, that was important to us. Our first child wakes up really quickly, he hears everything. :D
We discussed the type of stone. At first I wasn’t so happy with it either, but the builder advised it because we are building the house partly into the slope. He said where the house is in the slope he couldn’t use the other type of stone, and then you’d have to work with two different stones. That wouldn’t be ideal if later you want to change the terrain height on the outside, on the sides for example. Or terrace it differently or so. So we finally decided on everything in ytong.
However, we do have a part of the house here that is almost completely in the slope, so hopefully we will be somewhat protected from outside noises there. There are also different stones than in the first house. In Lower Saxony the house was clad, those were very thin ytong stones, then insulation, and around that bricks. Here much thicker ytong stones are laid.
The builder said he has had no complaints regarding noise problems. On the other hand, it doesn’t seem to be common here in the area for people to turn on their construction site radios in the garden. Or maybe the sound spreads differently because it’s not all flat?
