because you have to have that in front of a garage, unless the development plan allows less.

The nice thing about a shed roof and an allowed ridge height of 10 meters is that you can cover the roof completely with photovoltaics and still put windows accordingly. Ok, it all costs money – and I believe that the OP first has to realize that his hobby locksmith shop cannot be realized like this. Even less so, since no basement is in sight either. But here is a house with about 9.80 meters height, allowed eave heights on approximately the named plot. Orientation of the roof surfaces roughly north-south. And under the shed roof, two nice living rooms as well as enough storage space are created. In this case, the driveway is not successful, as it is too long (carport with AB behind the house), but everything could be better planned.

I usually know at least 5 m. Hence my question. 1 m further forward and the house can be closer to the boundary or the garage can be bigger!

Okay, that was clear.


Good, then back to start! Here are once the basic thoughts from us (on the procedure and the design I presented - I hope that helps):
Development of the property ultimately only possible from southwest or southeast (i.e., at one of the two building boundaries)? Two parking spaces must be present on the property, whereby it must be taken into account that parking spaces in front of garages and parking spaces arranged one behind the other without their own free access are not recognized as parking spaces (this is so in the determination). That means a single garage with a narrow driveway without an additional parking space is ruled out. There are no specifications regarding ridge direction. Single-sided shed roofs must be built with the lower part of the roof towards the street. All roof types allowed. Restrictions (offsets) for recessed top floors. The terrain has a slight slope along the southwestern property boundary, as can be seen in the front view.

We initially excluded development from the southeast (building boundary bottom right). Background: after deducting the setback areas, not much buildable area remains (very narrow), without generating special forms, e.g., along the building boundary (more expensive!). The garden resulting above would possibly have some morning sun very early, would be shaded during the day by the building, but would have some evening sun, though only in summer. Depending on the design of the parking spaces, e.g., by a garage, there could be additional shading here.

For the above reasons, we decided on development from the southwest. After that we proceeded further with the determination and space requirements. Roughly summarized, we arrived at the following space requirements:

Cross-cutting requirements that we believe had direct influence on the design:

Based on that, we eventually arrived at the currently available design.

Now, as I see the whole thing, the red pen must be applied. So a rectangular house shape would be most suitable, without frills. On the upper floor we would cut out the office, on the ground floor reduce the living and dining area, in the basement the optional sauna. The balcony will probably be omitted then as well. I would be reluctant to give up the garage, possibly the basement below it though and increase the budget for that a little... Then you could probably get a good deal further, right?


12 m are allowed.


5 m minimum must be maintained, although 6 m fits better for vehicles. Under 6 m becomes quite tight.


No specification, except for single-sided shed roofs, see above.


The second proposal has something. What does CP and Abs mean in this case?


That’s why we ultimately decided on a shed roof because of the solar criterion. What do you mean by putting a window next to a corresponding window?


What is an AB? That would be similar to the proposal from hanghaus2023, right? I like the approach, but does it also fit the parking criteria as mentioned before (hard to estimate by the dimensions)? What do you do with the long driveway? If you move the garage forward, a small north garden will form in the back – how could that be used?

That is not a space requirement, those are (big) wishes. Space requirements would be e.g. 2 children’s rooms, 1 bedroom, 1 combined office/guest room, bathroom and shower toilet, kitchen with storage space, preferably a pantry, space for workshop, laundry, technical room. Anyway: one can dream. But at the latest when you have a plot of land, you should face reality and plan accordingly, namely backwards: what budget is available, which number of additional construction costs you cannot avoid… subtract that and divide the rest by 3000€. But this does not include landscaping, carport and garage as well as paving. The “wish-for-what-you-like” a la puberty-sim house is playtime that one eventually has to give up. Possibly also the architect friend. But honestly: I have also been a freelance service provider once. If people come to me with nonsense and ruin professional work, I am the one who has quit internally. Tip: Basement is not possible with the budget. Also no mega special equipment in technology and the like. If you choose the staggered shed roof, you choose a practical but more expensive roof conversion that gives you more freedom in living space. Possibly also do the roof conversion only after moving into the house. Let the budget sink in, read up on construction costs, but read neutrally and not only what you want to hear. You quickly end up on advertising sites that are still from 2018 and calculate with 2300€/sqm. You are currently at the very beginning – and it hurts to say goodbye to dreams.

Have PVGIS calculate the output of the desired photovoltaic system for you. Compare SW with SSO. That is an argument for rotating the house. Whether you actually stick with the roof shape is a question of cost. I would plan a gable roof.

Also take advantage of the 12 meters at the boundary. Keep in mind you can't afford a basement. Parking space and workshop will be done DIY.

I will take a look at the yield forecast with PVSOL; they have a 30-day free version, and there I can directly embed the 3D model – that way you can calculate the utilization rate and specific annual yields well.

Would there be another orientation alternative on the property that anyone can think of? Then we would compile it again for ourselves.
