Construction project and building permit feasible?

A garage also costs anywhere from 8 to 40 thousand euros depending on design and size. And just like a shed, unlike a basement room, these are not heated and things get damp. I am quoting a post from FrankH, who describes for what typical things he needs storage space:

Suitcases, backpacks, and other bulky bags (if you can even still think about holidays financially after construction)
- Strollers and all the larger equipment for children (MaxiCosi, baby carrycot, etc.)
- Vacuum cleaner, mop, cleaning bucket, etc.
- Stocks of detergents for all kinds of textiles
- Tools, e.g. multipurpose vacuum, pressure washer, or small machines in larger numbers (if a DIY enthusiast)
- Bicycles, lawnmower, hedge trimmer, scarifier, wheelbarrow and other garden tools that do not all fit into the garage (if there is one at all); summer/winter tires (if you do not store them elsewhere)
- Flower pots/containers not currently in use, supplies of garden fertilizer, potting soil, etc.
- Computer workstation (getting smaller and smaller, but a printer still needs its own space, for example)
- Binders (for all kinds of storage such as invoices, etc.)
- Hobby items (for me e.g. camera equipment with tripod, etc.)
- Pet items if present or planned (scratching post, litter box, cage or similar)
- Grill, patio furniture that should be stored indoors during winter
- Seasonal decorations (Christmas decorations, etc.)
- Books and magazines you want to keep (every shelf eventually fills up)
- Boxes you want to keep (whether due to warranty or resale or as packaging for the next online sale)


Which of these things do you seriously want to store in an unheated, damp garden shed? Bicycles, grill, and flower pots, OK, but otherwise? Inside the SH 142 I see no space for all the other stuff, not even a corner! How big and full is your basement at the moment? I would want to be able to create at least this amount of space in total, either in a storage room, fitted wardrobes in the hallway, or somewhere else. Additional space in the garage or shed is gladly taken as a supplement but is not sufficient as a complete replacement. The technical room of SH142 is very minimalist; depending on the version of your house, even more space needs to be found there. And we have not even talked about washing machine and dryer yet!

Regarding Baukindergeld and building permits.
Assuming you suddenly find an interesting plot of land, you are free to commission an architect for the design planning and apply for a building permit. This is possible in this country without owning the property.
However, this procedure requires cash, because at this point you will not have any real estate financing. And if the plot does not work out in the end, you can at best take over/adapt the planning for the next plot. A certain loss is inevitable.

Your biggest chance for Baukindergeld is likely to be an existing property. Forget about "now" and prepare for the future. Clean up your financial situation, pay off outstanding debts. Clarify family planning. Save equity. Then you will be ready when the right property is at the door. Right now you absolutely are not.
If you live more rurally, a local network can be extremely helpful. In general, in online property exchanges, it's mostly leftovers that appear. Most properties never even get there.

The Scanhaus Marlow Marlow does not fit. Since there is no time pressure, draw the correct furniture into the floor plan once to scale.

The utility room may be sufficient for the gas boiler, house connections, and fuse box; in one proposal I see no washing machine and no dryer. Not to mention storage space, a washbasin for spot washing, space for dirty laundry, beverage crates, groceries.

The living/dining room is 4 sqm larger than from our old apartment. That was already bursting at the seams with three people. The table seems quite small, sofa, space for playing, Christmas tree. The hallway is relatively large, but there is no space for a wardrobe for 5 people. I find it too small under the stairs.

I looked at a show house with approximately the same knee wall and roof pitch. Toilet and beds – especially the parents' bed is placed very far under the slope.

There is a lack of storage space, a second shower is missing. Perhaps with a gable/dormer + higher knee wall it is possible to bring the 3rd children's room upstairs.

There were very nice and helpful answers. I assumed that building next year and the year after is not going to happen. I assumed that by then the equity needs to increase. I have not contradicted that anywhere. To claim I don’t see it is simply a lie. It is pointless that I constantly have to justify that my wife receives 1800€ parental allowance, that as a nurse I know exactly what I earn. And again... The 2200€ are from 5 years ago, also without counted shift allowance, it will come close then. Why is my competence to read numbers from bank statements denied? But up to this point I have calculated it again and again. Now it is enough. If you have helpful contributions, like those from the others, that I miscalculate variable expenses or the capital for a house or the floor area or whatever - gladly bring them on. I am happy to accept that. But statements WHETHER our income is correct or not I will no longer answer. Whoever can accept as given that it flows MINIMUM MINIMUM and 100%, may tell me if that is enough and if not how much we then need. I have to prove it later anyway with a concrete request at the bank. Why the hell do you hang on to this so much? Again. I gladly accepted the serious hints. I hope those to whom I refer feel addressed. I can’t remember the names. Zaba, haydee, etc.

Go through construction areas and talk to builders. Keep an ear and an eye on the small regional providers. What an acquaintance said, "he builds 2-3 houses a year, he can't afford to botch it." They also work together with Meier and Huber around the church tower. They have known each other for years.
