Floor plan design single-family house with around 150 m²

I didn’t mock it, but at the spot where you placed it, the fireplace has to go in the living room. With the built-in wardrobe, the space in the living room becomes very tight, or this combination chimney - fireplace - wood compartment can no longer be realized.
I can do without the width in the living room next to the chimney/fireplace, as sketched in my latest design (but only about 25 cm), which then creates the niche for the chimney/fireplace.


I only tried to make the hallway a bit narrower compared to my first design and create an extra closet room for that. It was just an idea. If the guest room or something else suffers because of it, it doesn’t have to be that way. It could have been that someone liked the idea, picked it up, and maybe found a way to create a bit more functionality.


I definitely want the washing machine in the lower utility room. As you said, storing and drying there is bad. Therefore, only storage in the upper utility room. No, there will be no controlled residential ventilation installed.
The storage space under the stairs can also be used. But I wouldn’t plan it 100% for that right now, since the space might need to be used for a stroller, dog sleeping place, etc. Therefore, I tried to create an additional closet room in the hallway. It perhaps does not have to be such a huge niche.

Ah, okay. I misread that.

However, I now have to realize that in this draft (the original draft with the partial measurements) a lot doesn’t add up at all.

I quickly redrew the floor plan in a program and wanted to install the staircase with a minimum width of 2.20 to show you the built-in closet. But then I realized that’s a tiny staircase.
Furthermore, I now see that you drew doors that are RBM 76 or 88, including the one to the living room.
That results in doors of 68 and 82 cm in width. Which is okay if you don’t have space, but not for the living room.
I want to mention that the draft with the tiny staircase looks bigger than it is.
You’re probably packing the house too full. The kitchen is already very daring. I should have seen from the furniture layout that the staircase is tiny...

You might be getting a bit carried away with an idea here. A narrowing of the room does not give me the impression that it is not long and narrow. On the contrary, it actually becomes even narrower at the end. In my opinion, it is more relaxing if you plan a clever layout, use room dividers, or accept the situation as it is and possibly emphasize it with the furnishing. You have many wishes for a not-so-simple space. I have shown you some examples, but I am not an architect. An architect might still have a few tricks up their sleeve. I find all your attempts not very mature. Without an architect, it will certainly be a mess. Therefore, I see little point in philosophizing about one niche or another. It’s best if you take your wishes and find a professional. Come back with the result, and then we will have a basis for discussion.

For heaven's sake, no. The less you deal with your recent drafts, the better. With those, you're on the path to witch-house-style design. What may work well as structure for a loft can already overwhelm a floor plan of this size. Even the central wall jagged like a key bit is borderline, but then adding niches like chocolate sprinkles is too much. I already dread the continuation into the attic without even seeing it drawn. In a building of such manageable size, "structuring" must be very carefully dosed. Therefore: don't continue down this wrong path, otherwise the result will be excessively fussy.

I don’t actually find a staircase 2.20 wide to be mini. Ok, of course there are bigger and more walkable staircases that might fit better in a different floor plan (with a deeper hallway), but as long as a clear width of 90 cm is given, I don’t need a huge stairwell that unnecessarily widens the staircase. One could even squeeze such a staircase into 2m x 2m; that surely exists in reality... The one to the living room actually has the wrong dimension; it should be at least 1m wide. Otherwise, I find 88 okay, and 76 RBM might be okay for the guest WC as well. The kitchen too daring? It has almost 11 sqm after all, and is also well utilized thanks to the island with lots of storage. Sure, 12 or 13 sqm might be better, but we simply have a lot of things we want to put in the living room... fireplace, piano. Without these, a lot of space would already be gained. But you also shape your house according to the things you want to see...

That can also be done if you have the possibility. However, using a room divider naturally also removes the idea of "one large living space" that offers a lot of openness and communication.
I have attached a picture once, which shows exactly this tapering. In my opinion, it looks very good and partly also like a room divider.
