Just under 200,000 is the price according to our house contract, of course there are still additional costs like better plastering, possibly electrical work, flooring/painting etc.

True, 210,000 is of course not correct, the 10,000 is the connection costs. Incidental building costs will be about 20,000.

Hmm, somewhere I read that 1.20m should be okay. Maybe the bathroom can also be made more square.
Yes, the wardrobe is really missing, I would have put it either in one corner of the hall or under the stairs, there is still space there.


The storage room is supposed to be purely a technical room (heating, electrical), plus a washing machine. Rather no supplies. I would rather not make it bigger. In many floor plans, it is similarly sized.

I cannot see where you are building in Tapatalk, but isn't that a two-story house? Mathematically, it might be difficult to achieve the required single-story height with the knee wall.

That is true, we liked the shallow house depth and that the kitchen and living/dining area face south. I have already tried to design the floor plan differently, but I always failed because of the house depth or the chimney (it has to be near the roof ridge but does not have to go exactly through it). A greater house depth (with a smaller house width) also causes problems, as you quickly end up with an L-shape for the kitchen/living area because otherwise the width is not enough for an I-shape. The only thing I can think of is:
- smaller house width and greater house depth, but still enough space for the I-shape. However, there is very little leeway here to get all the furniture into the living area.
- smaller depth of the living area, instead of 4.47 so far only 4.10 or 4.20, using the gained space for wardrobe etc.


The shed is even supposed to remain standing; various supplies could also be stored there (that you don’t need access to very often), but actually garden tools are supposed to go there.


The outline is supposed to represent the planned house; I roughly sketched it with the now planned dimensions.

I was at the building authority a few weeks ago, and I was only told that the house must conform to the neighboring houses (height, alignment, etc.). It must have a gable roof with about 30-40° slope and may not exceed a ridge height of 8.50m. That already limits the knee wall. I also asked about the knee wall, but no restrictions were mentioned.

And why not simply move the chimney 40 cm to the left as planned? The location is practically on a silver platter! [emoji848] And opposite the stairs, you can install a wonderful built-in closet, of course next to the chimney [emoji6]

Edit: Swap room 1 with the bedroom...

Edit 2: Deviate from the symmetry on the windows at the front once and bring a bit of dynamics to the facade: the interior design will also appreciate it [emoji2]

I don’t quite understand yet what that would bring to the hallway? Opposite the stairs, there is currently only about 1 meter of space, so the interior wall would have to be shifted quite far south? A built-in closet doesn’t help much as a wardrobe either; for a wardrobe, I need at least about 80x80 cm of space. And if the chimney is shifted to the left, it will eventually be in the hallway upstairs!? Yes, I had that idea too, maybe you could even take a bit from the storage room for even more space. Then of course it would be a children's room in the north, but maybe that’s not so bad. Shouldn’t the windows be aligned vertically on the ground and upper floors? I actually oriented the windows according to the interior design, but surely a little can still be done. Maybe the windows don’t have to have the same distance from the outer walls...
