Yep, the technical room will be the problem... and the bathroom on the upper floor, it would just need to be moved slightly forward.

Thought approach: maybe play around with pulling the stairs a bit into the room, removing the walls to the dining area, instead delineating the living area and relocating the cloakroom. Assign the space behind the stairs to the technical room. However, this results in a different layout upstairs, for example integrating the bathroom behind the stairs as well. Possibly, this could also create equally sized rooms on the upper floor... But it probably won't work... then another solution will be needed. Technical rooms need space! :)

Thank you very much for the suggestions. I am pleased and it helps me a lot.

I will discuss the changes with our architect this week and then post here again.

Ground floor:
Move the toilet to the place of the kitchen, enlarge the utility room.
Move the kitchen further to the right.
Dining area in the unused space behind the couch.
A sliding door that depending on its position either closes off the kitchen or the hallway to the living room (two birds with one stone).

Upper floor:
Swap the children's room with the bedroom.
Possibly build some kind of balcony into the long south roof (great view).

P.S.: We are 31 and 34 and have no children (so far) ;o)

Building higher will probably not be possible, as a maximum of one full floor is allowed.

so....

now the next draft is finished.
A lot has changed, but a few more modifications will still be made.

We will somehow place the shower on the ground floor differently. Possibly take some space from the office.

I also have a question about this. Can I simply swap the utility room and the office?
Our architect said that would be bad because the main connection has to be routed into the utility room and it should be located on the street side...

Upstairs in the bathroom we will also place the toilet differently. Possibly behind the door, where the cabinet is, and enlarge the bathroom slightly in that area.

A dormer would give the house a nicer appearance from the outside. However, according to the architect, this would exceed the allowed size for the upper floor. Only one full floor is permitted.

I only have a few minor comments on the draft. The placement of the toilets is not my thing at all. On the one hand, it is practical (shared use of the pipes), but on the other hand. Well, I think my wife would have something against it if she were in the tub and I urgently needed to "sit down" :p. Similar applies to the shower bathroom. Is there a specific reason for the two sliding doors? It makes little sense from my point of view – except for additional costs. One is enough. Do you plan to convert the roof later? Otherwise, I think, with a ventilated roof covering, the windows in the attic are unnecessary (this is what our construction company + architect explained to us). I hope I understood that correctly. We only decided on the roof access hatch because the attic will only be used for storage later. Apart from the fact that custom-made windows cost quite a bit. Nice design with lots of light. However, I could not realize something like that. My wife would strike over window cleaning :(. Or I would have to hire a company for that.
