I find the fireplace problematic. It is clearly too shallow here. It will probably protrude about 40-50 cm beyond the chimney. Then it will be quite narrow around the dining table. That is why I placed the chimney in the lower half of the house in my design. I think there is hardly any way around it. The wardrobe opposite the stairs would then of course be removed again. One could rather try to make the living area around the fireplace less deep – e.g. 4.10m/4.20m instead of 4.47. Possibly the U-shaped staircase can also be moved to another location.

Yes, there is only the alignment parallel to the street. Otherwise, no building window.

The children's bathroom can definitely go. I would very much like to try to keep the "cozy fireplace" in.

The external dimensions are also not binding. It could just as well be 8.7 x 11.5 if it fits better inside. However, it shouldn't go much closer to 9 m.

What do you mean by that?
Can measurements also be given non-binding?

Hey sweetie, you have to accept a soil pipe in the kitchen. It bubbles anyway and apart from that, the plumbing architects are now planning the bathrooms directly above the living room. I strongly assume they have really brilliant “soil pipe solutions” there.

Here’s a tight stair-guestroom-door solution that creates an additional small closet for the lady of the house on the upper floor. (Stairs again without a landing)
However, I have absolutely not been able to place the chimney anywhere yet. Possibly as a room divider between the living room and dining table.



Theoretically, of course, you could mirror the bathroom and bedroom to meet the homeowner’s wishes. However, then we’d have a large walk-in closet (which will surely make the lady of the house happy – more shoes ), but only a tiny utility room.

I actually think the idea of a room divider is not so bad...
